When is the best time to sell a property in Berlin?

Many owners ask about the right month. We show what the search data tell us, and which factors determine the timing more than the calendar does.

In short. By our data there is no best month. Google search interest in “Immobilie verkaufen” (sell property) lies between 0.89 and 1.09 times the average over the year, so it varies by about ten per cent. That is interest, not a purchase price. The ten-year holding period, your personal situation and the time you need for documents and valuation carry more weight. If you prepare early, you can sell when it suits you.

Is there a best month to sell?

Spring, late summer or after the holidays: we hear this question often. To answer it, we analysed the one data source we can substantiate ourselves, search interest on Google. The result is unspectacular. The annual pattern is flat, and it describes interest in the topic, not the proceeds.

So selling in November does not automatically mean selling worse than in September. The data say nothing about that. On this page we show the figures, explain what they do not tell us, and then turn to the points that actually set the timing.

Google Trends shows how often a term is searched for, scaled to an index from 0 to 100. We analysed the term “Immobilie verkaufen” (sell property) for Germany weekly over five years, from October 2021 to October 2026, and formed the average for each calendar month. A value of 1.00 equals the average of all months.

Source: Google Trends, search term “Immobilie verkaufen”, Germany, 5 years to 11/10/2026, retrieved on 20/10/2026; relative index, not searches per month. We calculated the column “Difference from average” from the index and rounded it.

Interest is highest in August (1.09), September (1.08) and October (1.06), and lowest in December (0.89) and November (0.90). Between the weakest and the strongest month there are 0.20 index points. There is also a trend: over the last 52 weeks, interest was 13% above the 52 weeks before, and compared with the first year of the series, from October 2021, it is 34% higher. So more people are searching for the topic. How many actually sell in the end, the series does not show.

We cannot evaluate Berlin alone. For the Berlin regional filter, Trends returns a value for “Immobilie verkaufen” in only 3% of weeks. Google shows small search volumes as 0, so the Berlin series is not reliable. The nationwide series is an approximation, not a finding for Berlin.

What do these figures not tell us?

  • Interest is not a price. Trends shows search interest, not purchase prices or chances of selling. A peak in September does not mean that more, or better, sales happen in September.
  • The term is vague. Someone searching for “Immobilie verkaufen” may be an owner, but may also be someone who just wants to know a value or is reading out of curiosity. We cannot separate these groups.
  • The series is not entirely consistent. Google itself points to an improvement in data collection from 1 January 2022. Do not read too much into small differences between years.
  • Not all searchers are sellers. Whether a peak in autumn shows more buyers or more sellers cannot be read from the series.

For that reason the seasonality is no more than a hint. That it is weaker in December and November does not mean sales fail in those months; it only means fewer people search. We would not postpone a sale to another month just because the index is a few hundredths higher there.

When is it worth waiting for the holding period to end?

Of all factors, the period has the biggest effect in euros, because it decides whether a gain is taxed. The law treats sales of land as private disposal transactions if no more than ten years lie between acquisition and disposal. Exempt are properties used exclusively for the owner's own residential purposes between acquisition or completion and sale, or in the year of sale and the two years before (§ 23 para. 1 sentence 1 no. 1 EStG (Income Tax Act)).

If the end of the period falls within the next few months and you have not lived there yourself, waiting can save tax. Set against that are the costs of waiting: service charge (Hausgeld), property tax, interest or vacancy, plus the risk that the price moves in the meantime. The tax benefit can be calculated, the price trend cannot. Your tax adviser can clarify which day counts for the period and how a gain is calculated. The basic rules are in our article on the holding period.

What role do interest rates play in the timing?

Interest rates determine what monthly payment a buyer can afford. According to the figures on our page on interest rates and conditions, long-term rates, measured by federal securities with ten years remaining, are more than three percentage points above the 2020 level. On a loan of €400,000, three percentage points mean roughly €1,000 more interest a month. Buyers calculate with their monthly payment, and that limits what they can offer.

We do not give a forecast. Anyone who waits to sell for falling interest rates is betting on something nobody can reliably predict. A more useful question is how long you can afford to wait. If you still have a running loan, ask your bank in advance what an early exit costs. For an overview of the market, see our report on the Berlin housing market.

How much lead time do documents and valuation need?

This is where sales lose time most often. A land register extract (Grundbuch), the cadastral map, information from the district offices and, for owner-occupied flats, the property management's papers do not arrive on the same day. We do not give a fixed number of weeks, as it varies by office and property. The energy performance certificate must be available to interested parties at the latest at the viewing. If it is missing, you should order it before marketing starts. What buyers, banks and notaries expect is in the guide Documents for selling a property.

An evidence-based price range is just as important. If you know the market value, you can tell whether your asking price fits the market, and you do not have to lower it after weeks without enquiries. Depending on the type of property, a different valuation method is suitable. Our property valuation gives you a first figure. The purchase contract itself needs a notary, because contracts on land must be notarised (§ 311b para. 1 BGB (German Civil Code)). For that, too, you need an appointment in good time, and the buyer must have settled their financing by then.

When does your personal situation set the timing?

Moving, own use and retirement. If you are moving to a smaller flat or retiring, you want to coordinate the sale and the move. If you move out first, you pay the costs of two homes. If you sell first, you need an interim solution. So align the date with the move, not with the monthly index. If you have lived there yourself, check the exemption in § 23 EStG (Income Tax Act) before you let the property in between.

Divorce and inheritance. In a separation, what counts first is that both owners want to sell and that the split is settled. The month is secondary; questions on accrued gains and maintenance belong with a lawyer. Anyone who inherits takes over the deceased's acquisition for the holding period (§ 23 para. 1 sentence 3 EStG). There is no general deadline for selling, but running costs such as property tax and service charge (Hausgeld) continue until the sale. With several heirs, the sale needs their agreement.

How do you plan the sale backwards from your preferred date?

  1. Set a date. Decide by when the property should be handed over, based on a move, retirement or the end of a period.
  2. Check deadlines. Does the holding period end before or after this date? When can your bank release the land charge?
  3. Request documents and the energy performance certificate. Start with the papers that take longest.
  4. Have the market value determined. You then measure every offer and your price expectation against it.
  5. Set the price and the marketing start. Allow time for viewings, negotiation and the notary appointment.
  6. Only then look at the month. If you have a choice, higher autumn interest can be an additional argument, but not the main one.

Frequently asked questions

Timing of the sale: frequently asked questions.

Answers as of: 20 October 2026

What is the best month to sell a property in Berlin?

There is no demonstrably best month. Search interest in selling varies over the year only between 0.89 and 1.09 times the average. These data do not show whether sales go better in a given month.

Does a flat sell better in autumn than in winter?

Google Trends cannot tell us that. The series shows when more people search, not what prices are achieved. Search interest is slightly lower in November and December, but a price discount is not proven by that.

Does Google Trends show figures for Berlin?

Not reliably for Berlin alone: for the term “Immobilie verkaufen” (sell property), Trends returns a value in only 3% of weeks. We therefore use the nationwide series as an approximation.

Should I wait for the holding period to end?

That depends on your situation. If the end of the period is close and you have not lived in the property yourself, waiting can save tax. Against that stand running costs and uncertain prices. Work it out with your tax adviser.

Is it worth waiting for interest rates to fall?

There is no reliable forecast. Nobody knows whether or when rates will fall. It is better to check how long you can afford to wait.

How early should I start on the documents?

As soon as you are seriously thinking about a sale. Information from offices, the property management and the bank does not arrive on the same day.

How long does it take to sell a property in Berlin?

We do not give a figure, because we cannot substantiate one here. It depends on price, location, condition and documents.

I am inheriting a property. Do I have to sell quickly?

There is no general deadline for selling. Running costs such as property tax and service charge (Hausgeld) continue, though. The deceased's acquisition is attributed to you for the holding period (§ 23 para. 1 sentence 3 EStG (Income Tax Act)).

Does the month of sale matter for tax?

Yes, but only because of the deadlines. What matters is whether more than ten years lie between acquisition and sale, or whether the exemption for own use applies (§ 23 para. 1 sentence 1 no. 1 EStG (Income Tax Act)).
