In brief

Estate agents for investment property in Berlin

BBI is a real estate agent for investment properties in Berlin and brokers apartment buildings (Zinshäuser), let flats and packages of several buildings. Calculations are made in years of rent. In nine Berlin districts a multi-family building costs between 15.9 and 24.6 times the annual rent excluding heating and service charges (Guthmann Estate, retrieved 03/11/2026). The Berlin average is 20.9 (Guthmann Estate based on transaction data from the Berlin valuation committee (Gutachterausschuss), as of 13/10/2026). Many apartment buildings are never advertised. They go to investors who have registered a search profile beforehand. We do not promise a return. For an apartment building, the commission is set out in the brokerage agreement.

Four routes

Investment property in Berlin: what you will find with us, and what you won't.

We do not promise returns.

01

Sell an apartment building

The price comes from the rental income. The commission is set out in the agency agreement. The initial assessment costs nothing.

02

Flats as an investment

A flat that is already let. If a private individual buys, buyer and seller each pay half of the commission.

Market logic

Purchase price factor: how many annual rents does a building cost? That is the starting point, not the result.

Professionals call this figure the price-to-rent multiplier (Kaufpreisfaktor). It tells you how many times the annual rent, excluding heating and ancillary costs, is contained in the purchase price. The smaller the number, the more rent you get for your money.

These figures come from sales of multi-family buildings that actually went through. The asking prices and rents for owner-occupied flats work out at around 31 annual rents (IBB Housing Market Report 2025). The gap is not a negotiating discount: different property types are being compared.

The Guthmann figures are not official; only the figures of the expert committee (Gutachterausschuss) are official. Whether more rent comes in than the loan costs in the end only becomes clear for the individual property. The figures for each district are in the Berlin purchase price factor market report. This page is not investment, legal or tax advice.

Discreet

Why an apartment building is often never advertised.

A public listing unsettles tenants, neighbours and competitors, and that pushes the price down.

01

Save profile

What you are looking for, where and for how much. And whether you are buying privately or as a company.

02

First the teaser, then the documents

For packages and projects, you first receive a teaser without the address. The documents follow once you have agreed to keep the information to yourself and the commission has been agreed in text form. Text form means: an email is enough.

03

Running the numbers on the property

Who pays what rent, what condition the building is in, what has been left undone over the years. Plus the energy performance certificate under the Gebäudemodernisierungsgesetz (GModG, Building Modernisation Act, formerly GEG). Only then does the figure become a price.

04

Completion at the notary

Before the appointment, you receive the commission notice in text form. Private buyers also receive information on their right of withdrawal. At handover, rent deposits and documents change hands.

Commission: if a private individual buys a flat or a detached house, buyer and seller each pay half of the commission (§§ 656c and 656d BGB, German Civil Code). An agency agreement for a flat or a detached house always requires text form, i.e. at least an email (§ 656a BGB). This applies regardless of who is buying. For apartment buildings, plots, commercial property and buyers acting as a company, we agree the commission before marketing begins. It is set out in the agency agreement.

Frequently asked questions

Investment property in Berlin: frequently asked questions.

Answers as of 6 November 2026

How high is the commission on an apartment building?

The statutory equal split of the commission only applies when a private individual buys a flat or a detached house. It does not apply to an apartment building (Zinshaus). How high the commission is and who pays it is agreed in text form before marketing begins. It is set out in the agency agreement.

Will you tell me what a property yields?

We do not promise any return. What is left at the end depends on your loan, on maintenance and on your taxes. We work that out with you for each individual property.

Why do I see so few investment properties on offer?

Because many are never advertised. Apartment buildings and packages go first to investors who have told us in advance what they are looking for.
