What comes on top of the purchase price
Just under eight to a good eleven per cent, which banks usually do not finance.
The federal state of Berlin levies real estate transfer tax on the purchase of a property. Here it is six per cent, at the upper end among the federal states. Notary and land register costs are governed by the Gerichts- und Notarkostengesetz (Court and Notary Fees Act). Proportionally, this item becomes smaller the more expensive the property is. With a standard buyer's commission of 3.57 per cent, you arrive at a good eleven per cent. Our commission is shown on the card of every listing.

Before you decide
What you get on the table before you sign.
- A current land register extract with sections II and III (Abteilung II und III). They list encumbrances, rights of way and the banks' rights to the property
- The declaration of division (Teilungserklärung) with the division plan. It states what belongs to you alone and what you alone may use
- Minutes of the most recent owners' meetings
- Budget plan, annual statement and the balance of the maintenance reserve, i.e. the owners' joint fund for repairs
- Special levies (Sonderumlagen), i.e. one-off payments by the owners that have been resolved or are foreseeable
- The energy performance certificate. Under § 80 GModG (Building Modernisation Act), we present it unprompted at the viewing at the latest
- For let properties: tenancy agreements, current rents and ongoing increases
- For houses and plots: the register of building encumbrances (Baulastenverzeichnis), i.e. obligations attached to the plot, and the soil contamination register (Bodenbelastungskataster) with information on contaminated land

Does the search profile cost me anything?
No. A commission is only earned if a purchase contract is concluded through us, and we discuss that openly beforehand too.
What does off-market mean when buying a property?
Off-market means that a property is not listed publicly but offered specifically to registered prospective buyers. Sellers protect their privacy this way, and buyers gain time.
How much is the buyer's commission in Berlin?
When a consumer buys an owner-occupied flat or a single-family house, the equal split under §§ 656a et seq. BGB (German Civil Code) applies: buyer and seller each pay half of the commission. The amount is stated in the property information and is given before every viewing.
What additional purchase costs are there in Berlin?
In Berlin, there is 6 per cent real estate transfer tax (Grunderwerbsteuer), plus the costs for the notary and land register and the share of the agent's commission. Banks usually do not finance these amounts. You need to bring them yourself.
Is a let flat worthwhile as an investment?
The calculation decides: purchase price, running costs, reserve fund, rent level and condition of the building, plus the tenant's protection against termination.
Can I move into a let flat myself?
Only under narrow conditions. Termination for personal use (Eigenbedarf) is subject to strict requirements. For flats that were converted from an apartment building into owner-occupied flats, additional blocking periods apply in Berlin. If you want to move in yourself, have this checked by a lawyer beforehand.
