What the location shows

The district puts two very different markets into one set of statistics. Prenzlauer Berg pushes purchase prices up. The low land value comes from the wide, loosely built-up north. That is why the district figure hardly ever fits an individual property.

The influx of new residents works in owners' favour. In 2025, 1,637 more people arrived than moved away (Statistical Office for Berlin-Brandenburg, Statistical Report A III 2 - j/25). By 2040, the Senate Department expects around 6.6 per cent more residents (medium variant, base year 2024).

There is comparatively a lot of building. In 2025, 1,355 flats were completed, the second-highest figure of the twelve districts (Statistical Office).

Neighbourhoods and locations

A single figure for the whole district lumps together very different markets. These locations shape Pankow:

  • Prenzlauer Berg: The district's price driver. A fully renovated quarter of period buildings from around 1900, very high demand, prices on a par with the western city centre.
  • Pankow and Niederschönhausen: Quiet residential areas with villas by the Schlosspark and solid multi-family buildings.
  • Weißensee: Between period buildings by the lake and long rows of buildings. Still noticeably cheaper than Prenzlauer Berg.
  • Karow, Buch and Französisch Buchholz: The northern edge, with detached houses and the district's largest areas for new builds.

Selling in Pankow

The price range within Pankow is one of the widest in Berlin. For the valuation, the question is whether a property belongs to the Prenzlauer Berg market or to the north of the district. A figure for the whole district mixes the two and is no use as a benchmark.

Why have rents in Pankow risen so sharply?

At around 62 per cent over five years, the increase is the highest of all Berlin districts. What is measured is the median asking rent across all listings, 2020 to 2025 (IBB Housing Market Report, our own calculation). The main reason is Prenzlauer Berg, where renovated period buildings are traded in a very tight market. In 2025, at the same time, 1,637 more people moved in than moved out. That adds further pressure on rents for new lettings.

Is Prenzlauer Berg still affordable?

In terms of price, Prenzlauer Berg is on a par with the western inner-city districts. If you are looking for something less expensive in the district, you are more likely to find it in Weißensee, Pankow itself or in the north. The differences within the district are bigger than the differences between some districts.

Where is new building taking place in Pankow?

The focus of new construction is in the north, for example in Karow, Buch and Französisch Buchholz. In terms of completed flats, the district is in the top third in Berlin (1,355 flats in 2025, rank 2 of 12; Statistical Office). That clearly distinguishes it from the western inner-city districts.
