What the location shows
Rents have risen sharply. Asking rents went up by 58 per cent from 2020 to 2025, the second-highest increase of the twelve districts (IBB Housing Market Report, our own calculation). The purchase price per square metre, however, remains below that of the four most expensive districts. 16 per cent of owner-occupied flats on offer cost more than €8,000 per square metre; in Mitte it is 30 per cent (IBB table volume 2025).
Where rents rise faster than purchase prices, those who let earn more. If you are looking for a flat to live in yourself, you feel the downside: new tenancy agreements become more expensive, and the gap to old, existing rents grows.
New building hardly slows this down. In 2025, 600 flats were completed, rank 10 of 12, after 1,428 in 2024 (Statistical Office).
Neighbourhoods and locations
A single figure for the whole district lumps together very different markets. These locations shape Tempelhof-Schöneberg:
- Schöneberg: From the Bayerisches Viertel to Nollendorfplatz. Densely built up, much sought-after period buildings, high prices.
- Friedenau: Buildings from around 1900 throughout, consistently in strong demand, little on offer.
- Tempelhof: Solid residential areas around the former airfield, mixed development.
- Mariendorf, Marienfelde and Lichtenrade: The south of the district, with terraced and detached houses and lower prices.
Selling in Tempelhof-Schöneberg
We value Schöneberg and Friedenau separately. Their prices have little to do with the south of the district. With let flats, it pays to take a close look beforehand at the rent currently being paid. The gap to the usual local rent is often bigger here than owners think, and it has a direct effect on the price.

In the south of the district, you can still get a property of your own with a garden at prices no longer found in the city centre. The S-Bahn and the motorway provide good connections, although journeys are longer than from the Bayerisches Viertel.

Where are the price differences within the district?
Schöneberg and Friedenau are the expensive part; Mariendorf, Marienfelde and Lichtenrade the less expensive one. The range within the district is considerable. The published figure lies in between and describes neither part accurately.
What does the sharp rise in rents mean for buyers?
Rising rents bring in more for those who let. For tenants who want to buy, this makes getting started more expensive. For let flats, a low existing rent depresses today's income. But it can be an opportunity if the rent can lawfully be raised.
How does Tempelhofer Feld affect prices?
The open space is an advantage for the surrounding neighbourhoods, like other large green spaces in the middle of the city. Exactly how much it adds to the price cannot be read from the district data. They show the district, not the individual street.
