For property managers in Berlin

Sales and lettings for your owners, without extra work for you.

BBI Immobilien works with property managers on sales and lettings, for single flats as well as several units. You give us the contact, we take care of the rest. When a single property is sold through your referral, we pay your company 20 per cent of our commission.

What we take on

Three routes, one point of contact.

01

Sale of single properties

An owner in your management wants to sell a flat or a house. We value the property, market it, hold the viewings and vet the buyers up to the notary appointment. On completion you receive 20 per cent of our commission.

02

Letting

We market the vacant flat, hold the viewings, vet the interested parties and prepare the tenancy agreement. For flats you manage yourself, a property manager may not receive any payment for this. Your gain is a shorter vacancy period and less work.

03

Multi-unit sales

Do you want to sell several units in a building or a portfolio? We agree a sales plan with you and the owner: pricing strategy, joint marketing and a timetable. We agree the terms case by case.

How it works

From enquiry to completion in four steps.

01

Send enquiry

The form below takes a minute. Company, contact person, email and your request are enough.

02

We get in touch

By the next working day at the latest, we call or write to you. We clarify your request and record the cooperation briefly in text form.

03

Pass on the contact

You tell the owner that you recommend us and, with their consent, give us the contact. From then on we work with them directly.

04

Completion and fee

Once a sale is notarised and our commission has been received, we transfer the agreed fee to your company.

Clear ground rules

When the fee arises, and when it does not.

The fee arises when

  • a purchase contract for a single property has been notarised through BBI,
  • our commission has been received,
  • the owner knew before your referral that you receive a fee,
  • we did not already know about the wish to sell. We pay the fee to your company, not to individual employees.

No fee arises when

  • the flat is let and you manage it yourself,
  • the owner does not wish to be contacted or does not instruct us,
  • the property is sold without BBI,
  • several units are sold as a project. We agree the terms for these individually.

The 20 per cent refers to our commission, not to the purchase price. The sale does not become more expensive for the owner. Passing on documents, holding viewings, discussing the price and negotiating with interested parties is done by BBI.

Frequently asked questions

Cooperation with BBI: frequently asked questions from property managers.

Answers as of: 16 October 2026

How does the cooperation with BBI work?

You send us your company, a contact person and one line about your request through the form. We reply by the next working day. If an owner in your management wants to sell or let, you give us the contact with their consent. We take care of the valuation, marketing, viewings, vetting of interested parties and completion.

What does a property manager receive for a sale?

When a single property is sold through your referral, we pay your company 20 per cent of our commission. The fee only arises once the purchase contract has been notarised through BBI and our commission has been received. The basis is our commission, not the purchase price. The sale does not become more expensive for the owner.

Does a property manager also receive a fee for lettings?

No, not for flats that you manage yourself. Under the German Housing Brokerage Act (Wohnungsvermittlungsgesetz), a property manager may not receive any payment for this, not even through third parties. We still offer lettings, because they save your owners vacancy and take work off your hands: marketing, viewings, vetting of interested parties and preparing the contract are our job.

Does the owner have to know about the fee?

Yes. We ask you to tell the owner before your referral that you will receive a referral fee from us if the sale succeeds, and that it does not increase the owner's commission. We also mention this in our first conversation with the owner. This keeps your referral transparent for them and avoids a conflict of interest.

What does the property manager do, and what does BBI do?

You point the owner to us and, with their consent, give us their contact. That is all. Passing on documents, holding viewings, discussing the price or negotiating with interested parties is not part of your role. BBI does this, so that your company does not carry out any brokerage activity of its own.

Is the sale of several flats also possible?

Yes. If several units in a building or a portfolio are to be sold, we work out a sales plan with you and the owner covering pricing strategy, joint marketing and a timetable. We agree the terms for projects and bundles case by case. The 20 per cent applies to the sale of single properties.

What costs and obligations arise for the property manager?

None. The enquiry is non-binding, you pay nothing and take on no obligation to refer. Whether you give an owner our contact details or pass their contact to us directly is up to you in each case. We record the cooperation beforehand in a short agreement in text form.

How quickly will I get a reply?
