What the location shows
Between 2024 and 2025, migration swung more than in any other district. In 2024, 6,121 more people arrived than moved away. In 2025, 2,241 more moved away than arrived. That is the lowest figure of the twelve districts (Statistical Office for Berlin-Brandenburg, Statistical Reports A III 2 - j/24 and j/25).
In both years, considerably more people moved away to other Berlin districts than came from them. In 2024, arrivals from outside Berlin more than made up for this; in 2025, they no longer did. There is hardly any new building: in 2025, 120 flats were completed; in 2024, there were 746 (Statistical Office).
Rent and purchase price are in the bottom third of the city. The median asking rent across all listings is €12.80 per square metre, the third-lowest figure. 71 per cent of owner-occupied flats on offer cost less than €5,000 per square metre (IBB Housing Market Report 2025, table volume).
Research facilities, businesses and housing are being built on the former Tegel airport. That will change supply in a few years' time. By how much cannot yet be said from the available data.
Neighbourhoods and locations
A single figure for the whole district lumps together very different markets. These locations shape Reinickendorf:
- Frohnau and Hermsdorf: Villas and houses with large gardens in the north, the most expensive area in the district.
- Tegel and Konradshöhe: Waterside locations on the Tegeler See with mixed development and stable demand.
- Waidmannslust and Lübars: Quiet residential areas on the edge of the city, some of them village-like.
- Wittenau and Borsigwalde: The more urban part, with multi-family buildings and more rental flats.
- Märkisches Viertel: A large 1960s housing estate, almost entirely rental flats owned by large housing companies.
Selling in Reinickendorf
The district is often underestimated in terms of price. Frohnau and Hermsdorf are villa areas with prices of their own, but they appear in the same statistics as the Märkisches Viertel. A figure for the whole district is therefore no use for valuing a house in the north.
