What the location shows

Three official figures describe the district more precisely than any purchase price.
- 44.2 square metres of living space per resident. The second-highest figure of Berlin's twelve districts, just behind Steglitz-Zehlendorf with 44.6; the range runs from 34.6 to 44.6.
- 197,962 flats. That is the third-largest stock in Berlin after Pankow and Mitte, and yet flats rarely become available.
- 801 completed flats (2025). More than twice as many as in 2024 (363), rank 8 of 12 districts (Statistical Office). Measured against the existing stock, no district built less in 2024: 1.84 new flats per 1,000 existing ones, compared with 26.04 in Treptow-Köpenick. For 2025, this figure is not yet available in the IBB Housing Market Report.
Almost everything traded here is therefore resale property. If you buy, you usually buy a period building. If you sell, you hardly compete with new builds. That keeps supply tight and makes the condition of the building the most important price factor: roof, windows, pipes, heating. With large flats this matters even more than in districts with a lot of new building.
