What the location shows

If you divide the median asking price by the median asking annual rent, Lichtenberg comes to around 34.7. In this calculation, that is the highest figure of the twelve districts; Berlin as a whole is at around 30.6 (IBB Housing Market Report 2025, table volume, our own calculation).

Karlshorst and the Rummelsburger Bucht push purchase prices up; the large housing estates in the north push rents down. For multi-family buildings actually sold, by contrast, the multiplier in 2025 was around 23 (Guthmann Estate, 25 sales), close to the Berlin average.

So there is a wide gap here between what is asked and what is paid. If you want to move in yourself and are looking for a waterside location or Karlshorst, this calculation is of little interest to you.

Neighbourhoods and locations

A single figure for the whole district lumps together very different markets. These locations shape Lichtenberg:

  • Karlshorst: Villas and detached houses around the trotting track, the most expensive area in the district.
  • Rummelsburg and Rummelsburger Bucht: A waterside location, with a lot of new building over the last twenty years.
  • Friedrichsfelde and Fennpfuhl: Multi-family buildings from various decades, mostly rental flats.
  • Alt- and Neu-Hohenschönhausen: The north of the district, with large housing estates and the lowest prices.

Selling in Lichtenberg

The price range between Karlshorst and Neu-Hohenschönhausen is one of the widest within any Berlin district. A single figure covering both parts is no help in setting the price. With let flats in the north, what matters most is the rent currently being paid, because it fixes the income for years.

But then you have to check carefully which tenancy agreements are running and which repairs are due, rather than relying on the district trend.

Which locations in Lichtenberg are in demand?
