What the price is based on
Online calculators know your postcode. They do not know your stairwell.
What the land alone is worth is officially fixed. In Charlottenburg-Wilmersdorf, the standard land value (Bodenrichtwert) for residential locations is €1,800 per square metre. This is the median value from 55 zones (BORIS Berlin, district median of the residential standard land value zones, reference date 1 January 2026).

This scope applies to the sale of residential property under a sole agency agreement, meaning only we offer the property. It differs for new-build projects and lettings. Your contract is what counts.
What it costs
When an owner-occupied flat or a single-family house is sold to a consumer, the buyer and seller share the commission. The law has required this since the end of 2020 (§ 656c and § 656d BGB, German Civil Code).

A current extract from the land register (Grundbuch), the energy performance certificate, the floor plan and the living space calculation. For owner-occupied flats, also the declaration of division (Teilungserklärung) and the minutes of the last three owners' meetings.
Yes. Under § 87 GModG (Building Modernisation Act), certain energy ratings must already appear in the listing. Otherwise it is an administrative offence that can lead to a fine. We check this before every publication.
