What the residential location means

The Berlin rent index (Mietspiegel) has three residential location categories: basic, average and good. The residential location is one of the features used to place a flat in the rent index table, and thus one component of the local comparative rent. The Senate Department for Urban Development, Building and Housing determines which address has which residential location; this is published in the street directory for the 2026 rent index.

The most common is the average residential location: 200,341 of 400,505 addresses (50.0%). 82,544 addresses have a good residential location (20.6%), and 117,620 a basic one (29.4%).

The residential location is not a verdict on the purchase price. It is part of the rent calculation. What a property fetches when sold is shown by comparable sales in the area.

How to read the map

The colour of a street line shows the residential location: red for basic, yellow for average, green for good.
If the line runs down the middle, the rating applies to both sides of the street. Two offset lines mean that the sides are rated differently.
From street level, the addresses appear as dots (with house numbers when zoomed in further). Clicking one opens its profile.

How the map is made

The basis is the official address points with their residential location from the Geoportal Berlin. The street layout comes from OpenStreetMap. We divide each street into sections of no more than 25 metres and give each section, separately for each side of the street, the residential location of the addresses on the same street within a radius of 60 metres; if there is no address there, the search extends to 150 metres. In this way, for 99.3% of addresses their own street is coloured within a radius of 150 metres. The rest, such as housing estates set well back from the street, appear only as a dot. The rating of the individual address, which the search also shows, is always authoritative.

How do I find the residential location rating for my address?

Enter the street and house number in the search field above the map. The profile next to the map (below it on a phone) then shows the residential location rating according to the street directory for the Berlin rent index 2026, as well as the district, neighbourhood and planning area.

Why does a street have two colours?

Because the street directory assigns the residential location by house number, not by whole street. Frankfurter Allee is a good residential location in its Friedrichshain section, and an average or basic one in Lichtenberg. Where two lines run side by side with an offset, the two sides of the street are rated differently.

What does the residential location mean for the rent?

It helps determine where a flat is placed in the table of the Berlin rent index. Where the rent falls within the stated range depends on further features of the flat and the building. In individual cases, what the rent index itself specifies applies.
