In brief

What apartments in Berlin cost by district

In 2025, asking prices for owner-occupied apartments averaged between 3,737 euros per square metre in Spandau and 6,643 euros in Mitte, with 5,789 euros for Berlin as a whole (IBB housing market report 2025). These are asking prices, not notarised purchase prices. Apartment buildings in nine districts cost between 15.9 and 24.5 times the annual rent (Guthmann Estate, nine districts with a reported value, retrieved 15/09/2026). Every district page shows the figures with source and date, plus the neighbourhoods and your contacts.

Source: IBB housing market report 2025, median asking price for owner-occupied apartments by district; Berlin as a whole 5,789 euros per square metre. * The median price for Spandau comes from a price bracket that is open at the bottom and is therefore less certain. Asking prices are what sellers ask for, not notarised purchase prices; what an apartment in a district actually achieves, we calculate from comparable prices in purchase contracts in the neighbourhood.

Frequently asked questions

Districts and locations: frequently asked questions.

Answers as of: 17 October 2026

Is BBI only active in Charlottenburg-Wilmersdorf?

No. The office has been on Kurfürstendamm since January 2012, and we broker property in all twelve Berlin districts and the surrounding area. The references page shows sales since 2024 in Berlin and Potsdam.

Where do the prices on this page come from?

From the IBB housing market report 2025. They are median asking prices for owner-occupied apartments by district, not notarised purchase prices. The price-to-rent multipliers for apartment buildings come from Guthmann Estate, based on the transaction data of the Berlin valuation committee. Every district page names the source and date of its figures.

What does the asking price say about my sale price?

Little. Asking prices are what sellers ask for, not what they achieve. For the initial valuation we work with comparable prices from purchase contracts in the neighbourhood and show our calculation. The valuation is free and non-binding.

Are there separate pages for the surrounding area?

Yes: for Berlin's surrounding area with its 65 municipalities and for Potsdam, Falkensee, Kleinmachnow and Teltow, plus a page on apartment buildings in the State of Brandenburg. The figures there come from the Brandenburg valuation committees.

Whatever the district: the initial valuation is free.
