Estate agent in Neukölln

BBI Immobilien brokers owner-occupied flats, houses and apartment buildings in Neukölln, in northern Neukölln as well as in Britz, Buckow and Rudow. BBI has twelve staff, ten of whom are estate agents; together we work from Kurfürstendamm 178-179, with a focus on the City West. Berlin has known the brand since 1995. Today BBI belongs to NAI apollo. Asking rents in the district are 13.61 euros per square metre, compared with 15.78 in Berlin; on paper, the purchase price contains around 33 annual rents, around 31 across Berlin (IBB Housing Market Report 2025, listing data, multiple by own calculation). We provide an initial appraisal at no cost. On commission: see Selling.

What the location shows

The median asking rent across all listings is €13.61 per square metre, compared with €15.78 in Berlin. 44 per cent of owner-occupied flats on offer are below €5,000 per square metre, against 35 per cent in Berlin. On paper, the purchase price is equivalent to around 33 annual rents, compared with around 31 in Berlin (IBB Housing Market Report 2025, table volume, listing data; multiplier our own calculation).

A high multiplier with a low rent arises when purchase prices rise faster than rents. That is exactly what has happened in Nordneukölln. What the flats are expected to be worth one day is already factored into today's price.

So on paper, landlords earn less here than in Steglitz-Zehlendorf or Tempelhof-Schöneberg, where prices are similarly high. If you move in yourself, on the other hand, you are paying for the location and the short distances, not for the rental income.

Neighbourhoods and locations

A single figure for the whole district lumps together very different markets. These locations shape Neukölln:

  • Nordneukölln: Between Hermannplatz and Sonnenallee. Densely built up with period buildings; this is where prices have recently risen most sharply.
  • Britz: The Hufeisensiedlung (Horseshoe Estate) and areas of detached houses, quiet and with stable prices.
  • Buckow and Rudow: The southern edge of the district, with terraced and detached houses. Most owners here live in their own homes.
  • Gropiusstadt: A large 1960s housing estate, almost entirely rental flats owned by large housing companies.

Prices per square metre in Neukölln 2026

In Neukölln, sellers asked for an average of €5,353 per square metre for flats according to the latest IBB Housing Market Report, against €5,789 across Berlin. The average asking rent was €13.61 per square metre per month (Berlin €15.78). That works out at 32.8 years of rent in the asking price, 30.6 across Berlin. For multi-family buildings sold by notary in 2026 up to 13 October, the multiple in the district was 19.6 (49 sales, Berlin 20.9). These are asking prices, not purchase prices; for your flat the street, building, floor and condition are decisive.

Selling in Neukölln

The district splits into two markets. In Nordneukölln, the buyers are people who want to let and young buyers who move in themselves. In Britz, Buckow and Rudow, the buyers are families looking for a house. You do not reach these two groups with the same words or through the same channels.

BBI Immobilien is based on Kurfürstendamm and brokers property throughout Berlin. Our focus is City West. We work the same way for Neukölln. Market data backed by evidence, not gut feeling. An asking price that comes from the specific location. And, where it suits the property, a quiet approach to registered buyers first, before we publish widely.

Buying in Neukölln

If you buy to let in Neukölln, compare the multiplier with other districts. For the same rental income you pay more here than in, say, Spandau or Treptow-Köpenick. If you move into a home in the south of the district yourself, your calculation is different anyway.

Frequently asked questions

Neukölln: frequently asked questions.

Answers as of 6 November 2026

Why is the price-to-rent multiplier in Neukölln so high?

Because purchase prices have risen more than rents. The multiplier is the purchase price divided by the annual rent excluding ancillary costs. If the purchase price grows faster than the rent, the multiplier grows, even if the rent itself stays low.

Is Neukölln a good place for an investment property?

On paper, landlords earn less here than in districts with a lower multiplier. Anyone betting on the flat rising in value sees this differently from someone who looks at the rental income. Both are defensible; you just should not mix them up.

How do Nordneukölln and the south of the district differ?

Nordneukölln is more densely built up, has more period buildings and is in much greater demand from buyers who want to let. Britz, Buckow and Rudow are areas of detached houses where most owners live in their own homes. Prices are formed differently in the two parts.

How high are rents in Neukölln?

Below the Berlin average. The median of all listings asks 13.61 euros per square metre, compared with 15.78 across Berlin (IBB Housing Market Report 2025, table volume). Because purchase prices have risen faster than rents, a landlord here earns less on paper than in Steglitz-Zehlendorf or Tempelhof-Schöneberg at similar prices.

How much does an owner-occupied flat cost in Neukölln?

44 per cent of the owner-occupied flats on offer are below 5,000 euros per square metre, compared with 35 per cent across Berlin. Measured against rents, Neukölln is still not cheap: on paper, around 33 annual rents are contained in the purchase price, against a Berlin average of around 31 (IBB 2025, listing data, own calculation).

Who buys in Neukölln?

Two different groups. In northern Neukölln, the buyers are people who want to let and young buyers who move in themselves. In Britz, Buckow and Rudow, families look for a house. You cannot reach both with the same words or through the same channels.
