Estate agent in Marzahn-Hellersdorf

In Marzahn-Hellersdorf, BBI Immobilien brokers owner-occupied flats and houses, from the large housing estates to the detached houses in Biesdorf, Kaulsdorf and Mahlsdorf. We work from Kurfürstendamm 178-179 for the whole of Berlin; our focus is the City West. The team has twelve people, ten of whom broker as estate agents. The BBI brand has existed since 1995, and the firm now belongs to NAI apollo. At 11.56 euros per square metre, the asking rent here is the lowest of the twelve districts; 71 per cent of the owner-occupied flats on offer cost less than 5,000 euros per square metre (IBB Housing Market Report 2025, listing data). Our initial appraisal is free of charge (process and method); the commission is set out on the Selling page.

What the location shows

The median asking rent across all listings is the lowest of the twelve districts. 71 per cent of owner-occupied flats on offer cost less than €5,000 per square metre. Only Spandau has a higher share.

Even so, on paper the purchase price is equivalent to around 30 annual rents, which puts the district in the top third (IBB Housing Market Report 2025, table volume, listing data; multiplier our own calculation, Berlin around 30.6).

The reason is the very low rents. In the large housing estates, many old tenancy agreements are still running, and they keep rents down. Anyone buying to let who looks only at the low purchase price overlooks this.

If you want to move in yourself, you can get a property of your own here more cheaply than almost anywhere else in Berlin, especially in the areas of detached houses in the east.

Neighbourhoods and locations

A single figure for the whole district lumps together very different markets. These locations shape Marzahn-Hellersdorf:

  • Marzahn and Hellersdorf: Large housing estates from the 1970s and 1980s, almost entirely rental flats owned by large housing companies.
  • Biesdorf: Detached houses around the Schlosspark, the most sought-after area in the district.
  • Kaulsdorf and Mahlsdorf: Spacious estates of detached houses with large plots.

Prices per square metre in Marzahn-Hellersdorf 2026

In Marzahn-Hellersdorf, sellers asked for an average of €4,222 per square metre for flats according to the latest IBB Housing Market Report, against €5,789 across Berlin. The average asking rent was €11.56 per square metre per month (Berlin €15.78). That works out at 30.4 years of rent in the asking price, 30.6 across Berlin. For multi-family buildings sold by notary in 2026 up to 13 October, the multiple in the district was 15.9 (15 sales, Berlin 20.9). These are asking prices, not purchase prices; for your flat the street, building, floor and condition are decisive.

Selling in Marzahn-Hellersdorf

The areas of detached houses in Biesdorf, Kaulsdorf and Mahlsdorf are a market of their own. Families reliably look for homes there, and prices are well above those in the large housing estates. If you sell a house there, do not go by the district figure. It comes from the flats in the estates.

BBI Immobilien is based on Kurfürstendamm and brokers property throughout Berlin. Our focus is City West. We work the same way for Marzahn-Hellersdorf. Market data backed by evidence, not gut feeling. An asking price that comes from the specific location. And, where it suits the property, a quiet approach to registered buyers first, before we publish widely.

Buying in Marzahn-Hellersdorf

For buyers on a tight budget, the district is the most realistic address in Berlin, especially for a house with a plot. The U5 and regional trains connect it better than its reputation suggests.

Frequently asked questions

Marzahn-Hellersdorf: frequently asked questions.

Answers as of 6 November 2026

Is Marzahn-Hellersdorf really the least expensive district?

For rents, yes. The median asking rent across all listings here is €11.56 per square metre, the lowest figure of Berlin's twelve districts. For purchase prices, only Spandau is lower: in Marzahn-Hellersdorf, 71 per cent of owner-occupied flats are offered for less than €5,000 per square metre (IBB Housing Market Report 2025, listing data). This does not apply to the price-to-rent multiplier, where the district is in the top third.

Why is the price-to-rent multiplier high despite low prices?

Because rents are even lower than purchase prices. The multiplier is the purchase price divided by the annual rent. In the large housing estates, many old, long-term tenancy agreements are still running and keep rents down. Mathematically, that pushes the multiplier up.

How do the neighbourhoods differ?

Marzahn and Hellersdorf are characterised by large housing estates; Biesdorf, Kaulsdorf and Mahlsdorf by detached houses, some on very large plots. In terms of price, these are two separate markets that end up in the same statistics.

How high are rents in Marzahn-Hellersdorf?

Lower than anywhere else in Berlin: 11.56 euros per square metre at the median of all listings (IBB Housing Market Report 2025, table volume). In the large housing estates, many old tenancy agreements are still running, which keeps the level down. That is why, despite low purchase prices, around 30 annual rents are contained in the purchase price on paper.

Is the district figure useful for a house in Biesdorf, Kaulsdorf or Mahlsdorf?

No. The detached-house areas are a market of their own with reliable demand from families, and prices are well above those of the large housing estates. The district figure comes from the flats in the estates. Anyone selling a house there should not use it as a guide.

Who is Marzahn-Hellersdorf suitable for?

For buyers on a tight budget, especially for a house with a plot. 71 per cent of the owner-occupied flats on offer cost less than 5,000 euros per square metre; only Spandau has a higher share (IBB Housing Market Report 2025, listing data). The U5 underground line and regional trains connect the district better than its reputation suggests.
