Standard land values as of 01/01/2026

What land in Berlin's villa areas is worth

The standard land value is an average location value for undeveloped land in a zone, in euros per square metre of plot area. The Berlin valuation committee (Gutachterausschuss für Grundstückswerte in Berlin) determines it every year as of 1 January from the purchase contracts that notaries must send to it. We assigned all zones for residential building land in open development, i.e. with a floor area ratio (Geschossflächenzahl) of up to 0.6, to the official neighbourhood boundaries and analysed them for each villa area.

How to read the table

A zone is an area with an approximately uniform price level; its boundaries do not usually follow individual plot lines. The median is the middle value: half the zones lie above it, half below, and a small zone counts as much as a large one. If a zone lies in two neighbourhoods, it is counted where the larger part of its area lies. This affects two zones on the border with Schlachtensee, one in Zehlendorf and one in Nikolassee. Wannsee shows how far values can diverge within one neighbourhood: from €300 to €1,800 per square metre.

For the very good residential locations, the valuation committee gives its own ranges for detached-house areas with a floor area ratio of 0.4 to 0.6: Dahlem 2,200 to 2,700, Grunewald 2,000 to 2,700 and Westend 1,400 to 1,800 euros per square metre (Property Market Report 2025/2026, p. 31). The table also includes the zones in good and average residential locations and the loosely built-up zones below 0.4, which is why its ranges extend further down there. Zones for dense multi-storey residential buildings, which also exist in Westend, for example, do not belong to this submarket and are not included.

As of 01/01/2026, the valuation committee lowered the standard land values for individual residential construction across Berlin by around 5 per cent. What villas and country houses in Berlin cost in 2025

The valuation committee treats villas and country houses as a separate submarket: large, detached one- or two-family houses in open development, usually elaborately designed, on a plot with a garden or park-like grounds. For 2025, the property market report shows their prices by residential location, from a total of 17 sales.

According to the report, the submarket in 2025 was shaped by sales in Kladow, Grunewald, Westend, Wilmersdorf, Biesdorf, Pankow and Mahlsdorf. The €14,500,000 at the top end was paid for a villa plot in Dahlem. With so few cases, a single sale shifts the average considerably. The report attributes the wide range mainly to differences in location, plot and building size, fittings and condition.

Gross floor area or living space: why the figures are not comparable

The valuation committee calculates villa prices per square metre of value-relevant gross floor area, and the price covers building and land. For detached houses, the value-relevant gross floor area includes all full storeys, plus converted or convertible attic storeys and converted basements (p. 44). Living space is narrower: it measures only the rooms of the dwelling, using the clear dimensions between the walls; basement rooms, boiler rooms and garages are not included, nor are stairs with more than three steps (§ 2 and § 3 WoFlV, Living Space Ordinance).

For one- and two-family houses, according to the report, 100 square metres of value-relevant gross floor area correspond approximately to 81 square metres of living and usable area (p. 49). The same purchase price therefore gives a higher figure per square metre of living space. Converted roughly, the €8,636 per square metre of gross floor area in a very good residential location would correspond to around €10,700 per square metre of living space. The factor is an average for all one- and two-family houses; for an individual villa, the ratio may differ.

Per square metre of living space, the report gives prices for one- and two-family houses in general, not separately for villas. In Grunewald, buyers paid an average of €9,650 in 2025, from 8 sales with a range of €4,446 to €20,326; in Dahlem €9,120 from 7 sales; across Berlin €4,366 from 1,321 sales (pp. 50 and 51). In Grunewald and Dahlem, only houses in good and very good residential locations were sold in 2025. For your villa, the plot, building and condition count, which is why we value it individually.

How the value of a villa is determined

With houses and villas, the plot is often worth more than the building on it. That is why we calculate land and building separately. The land value starts with the plot area multiplied by the zone's standard land value and is adjusted where the plot deviates from the zone, for example in shape, size or what may be built there. For a different floor area ratio, the valuation committee publishes conversion coefficients; it describes converting a value for multi-storey residential building to a detached-house plot as technically inadmissible (explanatory notes on the standard land values, as of 05/03/2026).

The building is added in the cost approach (Sachwertverfahren): the calculation takes what it would cost to build new, less a reduction in value for age, plus the land value. Because buyers do not simply pay construction costs, a market adjustment factor (Sachwertfaktor) adjusts the result to the market. The valuation committee publishes such factors for one- and two-family houses; for villas and country houses, the table is not applicable.

The sales comparison approach (Vergleichswertverfahren) asks what similar properties have recently fetched. With villas this is difficult because there are few sales: for 2025, the market report analyses 17 cases in this submarket across Berlin. For a villa, sales from the surrounding area, the zone's standard land value and the condition of the house are therefore considered together. Selling discreetly: without an advert, to buyers on our list (vorgemerkte Käufer)

An advert with address and photos rarely protects the privacy of a villa. Where it suits the house, we therefore first approach prospective buyers who are on our list and whose ability to pay we have checked. Instead of open viewing days, there are individual appointments. Your property only goes online when you want it to.

Even without an advert, you need an energy performance certificate: you present it at the viewing at the latest and hand it over after the purchase contract (§ 80 para. 4 GModG, Building Modernisation Act). If an advert does appear and the certificate already exists, its mandatory information must be included (§ 87 GModG). Documents for villas

For a villa, you need the same documents as for any house. You should clarify these points early:

  • Heritage protection (Denkmalschutz). Whether the house, the garden or the whole area is on the Berlin list of monuments (Denkmalliste) is shown in the monuments database of the State Monuments Office (Landesdenkmalamt). It covers architectural monuments, garden monuments, archaeological monuments and conservation areas. According to the State Monuments Office, the information there is not legally binding. If something is protected, clarify before discussing the price whether extensions, additional storeys or demolition are permitted.
  • Building encumbrances. A building encumbrance (Baulast), such as a setback area or a right of way in favour of the neighbour, is not entered in the land register but in the register of building encumbrances (Baulastenverzeichnis) of the district's building authority. The certificate stating that no building encumbrance is registered costs €17 per plot.
  • Land register (Grundbuch). Section II (Abteilung II) lists the rights of others, such as a right of way, a right of residence (Wohnrecht) or a usufruct (Nießbrauch). A registered right of residence reduces the value considerably.   • Building file and areas. Building permit, approved plans and acceptance certificates from the district's building records archive (Bauaktenarchiv), plus a living space calculation. State which method was used to determine the area, and keep living space and gross floor area apart.
  • Energy performance certificate and modernisations. You present the energy performance certificate at the viewing at the latest (§ 80 para. 4 GModG). Records of the heating, roof and windows, with the year, belong with it.

Yes. Where it suits the house, we first offer it to prospective buyers on our list whose ability to pay we have checked, without an advert and without a sign on the house. Viewings take place in individual appointments. You must still present the energy performance certificate at the viewing at the latest (§ 80 para. 4 GModG).

What does heritage protection mean for the sale of a villa?

Heritage protection can limit what a buyer may later add, convert or demolish, and that is reflected in the price. Check in advance in the State Monuments Office's monuments database whether the house, the garden or the area is on the list of monuments. This information is not legally binding. What is permitted on the plot should be clarified before the price is discussed.

Do buyer and seller split the agent's commission for a villa?

If the villa is a single-family house and a private individual buys it, yes, regardless of the purchase price (§ 656c and § 656d BGB). With us, seller and buyer then each pay 3.57 per cent including VAT, due only when the purchase contract is concluded. If the buyer is not a private individual but, for example, a company, the split does not apply; the agency agreement then governs the amount and how it is divided.
