What is traded here, and how.

Flat packages

Several owner-occupied flats go to one investor, often from a division of a building or from an estate. The price is based on the rents of all the flats. A discount comes off that, because someone is taking everything at once.

Portfolios

Several apartment buildings or mixed holdings. Buyers are mostly long-term investors, plus funds and family wealth managers. The bids determine the price.

Project developments

A plot and the permission to build on it. What is sold is what is possible there, not the rent coming in today. Every planning figure carries a source and date.

Who buys what

Long-term holders look for fully let buildings. Developers look for plots with building rights. We check in advance the minimum someone wants to buy, what type of property and which area.

Process

Two stages, four steps.

Address, tenants and figures remain protected until it is clear who may see them.

Teaser without the address

Instead of the address, it shows a code, the location only roughly and the figures as a range. We give the purchase price on request and no return at all.

Confidentiality undertaking and commission

You agree in writing to keep the information to yourself. We record in text form, i.e. at least by email, how high the commission is and who pays it. If necessary, a letter of intent is added. Only then do you receive the address, rent roll, plans and access to the documents.

Examining the property

Viewing, land register, building rights, tenancy agreements, plus the question of whether there is contamination in the ground. For existing buildings, you receive the energy performance certificate by the viewing at the latest. For projects, the development plan (Bebauungsplan), preliminary planning decision (Bauvorbescheid) and building permit are added, each with date and source.

Bid and notary appointment

Offers invited, negotiation, purchase contract, handover.

The split of the commission under §§ 656c and 656d BGB (German Civil Code) only applies when a private individual buys a flat or a single-family house, not for portfolios, apartment buildings, plots and commercial property. If a private individual buys a flat package, we check it case by case.

With the confidentiality undertaking, the following applies: the documents are solely for your own examination. They only go to third parties if we agree in text form. Anyone buying as a business (§ 14 BGB, German Civil Code) has no right of withdrawal. Private buyers receive information on their right of withdrawal before we work for them.

Package or individual sale: a calculation, not a gut decision.

Selling as a package

  • One notary appointment, one buyer, one timetable. In return, a discount comes off, because someone is taking everything at once.
  • Let flats remain let. A tenant may only buy their flat first if the building was divided after they moved in (§ 577 BGB). We check this in advance.

Selling individually

  • More money overall, but months to years of work. Every flat is a separate transaction. If private individuals buy, buyer and seller each pay half of the commission.
  • Vacant flats fetch more from people who will move in themselves. Let flats fetch more from investors.

Why is there no purchase price in the teaser?

Because the price only emerges from the bids. And because a price in the teaser would give away which building it is. We give the price range as soon as you have agreed to confidentiality.

Why is there no return in the teaser?

Because a return depends on your loan, on maintenance and on your taxes. And because without a rent roll such a figure would only be a claim. The calculation is done on the individual property.

What does 'Kaufpreis gegen Gebot' (offers invited) mean?

Anyone who has examined the documents submits a bid. The seller decides on the basis of price, the security of the financing and the timetable. No bidder finds out what the others have bid.

How do you find out what a project development is worth?

Through the building rights. What matters is what may be built on which area and how certain that already is (development plan, preliminary planning decision, permit). What the plot brings in today in rent does not count.
