BBI Immobilien brokers commercial and logistics property in Berlin and Brandenburg. We handle logistics and industrial property in Berlin ourselves, i.e. warehouses, storage, production and commercial plots. Office and retail, investment and the letting of shops and offices are handled by NAI apollo, of which BBI is part. You always contact us; we hand over internally and remain your point of contact.
Logistics and industrial
Warehouses, storage, production and plots on which commercial buildings may be built. We record the plot area in hectares and the warehouse area per bay, i.e. per longitudinal section of the warehouse. Added to that are the floor load capacity, the transformer capacity and a possible rail siding. What is sold is the property itself, not the company behind it, and the bids determine the price.

Shops and offices. BBI handles warehouses and logistics space in Berlin itself. For rented flats, whoever instructed the agent pays the agent. That does not apply to commercial property: how high the commission is and who pays it is fixed in text form before the first viewing.
Anyone acting as a business (§ 14 BGB, German Civil Code) has no right of withdrawal. Buyer and seller only split the commission when a private individual buys a flat or a single-family house, not for commercial property (§§ 656c and 656d BGB). We agree in text form how high it is and who pays it.

Which agent brokers commercial and logistics property in Berlin?

Do buyer and seller also split the commission for commercial property?
No. The split under §§ 656c and 656d BGB (German Civil Code) only applies when a private individual buys a flat or a single-family house. For commercial property, we agree the commission with the client before marketing begins. It is set out in the agency agreement.
