What we take on
A new letting in Berlin brings many enquiries and just as many questions: What rent is permissible? What must the advertisement state? Who can really afford it? We take this work off your hands and keep you informed at every step.
Before the first advertisement we check the rent against the Berlin rent index and the rent cap. That way the agreed rent still stands if a tenant recalculates it later.
How it works
A few clicks at the top of this page: type of property, district, when it becomes vacant, your contact details.
We view the flat, assess the rent and record the letting instruction and the commission in writing.
We publish the advertisement, answer enquiries, invite pre-screened applicants and conduct the viewings.
You receive a short list with our recommendation, make your choice, and we prepare the tenancy agreement and handover.
Clear costs
The basis is the principle in the German Housing Brokerage Act that the person who instructs the agent pays the agent.
A let flat sells differently from an empty one. Before you let again, we work through both routes with you: keep and let, sell vacant or sell with the tenancy. Go to property valuation
Give us the contact with the landlord's consent. If the landlord instructs us and a tenancy agreement is concluded, you receive a referral fee. Submit a referral
For management companies that recommend owners to us, there is a dedicated cooperation. Cooperation for property management companies

The landlord who instructs us. We agree the amount in writing in advance, before marketing begins. For tenants, a flat entrusted to us by a landlord is always commission-free. That is what the German principle of "the person who orders pays" requires.
Yes. We invite pre-screened applicants to viewings, collect the documents and give you a short list with our recommendation. You make the decision.
As a rule, yes. Until the end of 2029, all of Berlin is designated as an area with a tight housing market, so the rent for a new tenancy may be at most ten per cent above the local comparative rent. Exceptions include new buildings first used and let after 1 October 2014, the first letting after a comprehensive modernisation, and cases where the previous rent was higher. We check this before we offer the flat.
Yes. For a new tenancy, the energy performance certificate must be available at the viewing at the latest, and its key figures belong in the advertisement. If you do not have a valid certificate, we will tell you how to get one.
Proof of income, a current credit report, a certificate confirming no rent arrears and an ID document. We only ask for what is needed for the decision and give you the documents of the applicants on the short list.
That depends on location, rent and condition; we do not promise a fixed deadline. After the first round of viewings you will know how strong demand is and whether the rent is right.
