What is a house in Zehlendorf worth, and how does the sale work?

At the notary, buyers paid a median of 6,487 euros per square metre of living space for detached and two-family houses in the former borough of Zehlendorf in 2025, across 54 sales with a range of 4,129 to 9,417 euros (Berlin Valuation Committee (Gutachterausschuss), Property Market Report 2025/2026, p. 50). Across Berlin it was 4,366 euros. How far your house deviates from this often depends on the plot: the official standard land values in the locality range from 510 to 1,500 euros per square metre (BORIS Berlin, 01/01/2026). We appraise your house free of charge and disclose the calculation.

Your estate agent in Zehlendorf

Zehlendorf is one of eight neighbourhoods in the Steglitz-Zehlendorf district. It stretches from the centre of Zehlendorf-Mitte to residential streets with detached houses and villas, for example towards Krumme Lanke. Schlachtensee and Nikolassee border it and are separate neighbourhoods, Schlachtensee since the announcement in the Official Gazette (Amtsblatt) of 11/12/2020.

For the price, these boundaries matter less than the zone your plot is in. The official land value always applies to an entire zone, and in the neighbourhood the 15 residential zones range between €510 and €1,500 per square metre. Two houses on the same street can therefore start from different points.

Our office is on Kurfürstendamm, in City West, which borders Steglitz-Zehlendorf. In Zehlendorf we work just as we do there. We take documented market data and derive a price for exactly your location. Where it suits the house, we first approach registered prospective buyers before a listing appears.

All prices on this page come from purchase contracts concluded before a notary and analysed by the Berlin Valuation Committee (Gutachterausschuss). Asking prices from listings are often different and are not shown here.

The standard land value (Bodenrichtwert) states what the bare land in a zone is worth, at a given building density. It does not include the house on it.

According to the Berlin Valuation Committee (Gutachterausschuss), land values for detached and two-family houses fell by 5 % across Berlin as at 01/01/2026. The highest value in Berlin, 2,700 EUR/m² of plot area, is found in Grunewald, Dahlem and the Hansaviertel (Berlin Property Market Report 2025/2026, July 2026).

The former borough of Zehlendorf is the district that was independent until 2001, today the western part of Steglitz-Zehlendorf. It is larger than the locality of Zehlendorf; the report does not give a separate figure for the locality alone. The median was determined after removing outliers and does not describe any individual house. In the district, standard land values for detached-house areas as at 01/01/2026 range from 300 to 2,700 euros per square metre, around 5 % below the previous year (Property Market Report 2025/2026, p. 30).

Villa and detached house

What matters for the price.

With houses and villas, more of the value is often in the plot than in the building. The land value, the plot size and what may actually be built there therefore come at the start of the calculation. How land values in Zehlendorf compare with Nikolassee, Wannsee and Dahlem is shown on the page Sell your villa in Berlin.

For houses from the 1950s to the 1970s, poor insulation noticeably pushes the price down. Proof of work on heating, roof and windows, with the year, makes the difference a buyer sees in their financing.

Answers as of 30 September 2026

How much does a house in Zehlendorf cost?

For detached and two-family houses in the former borough of Zehlendorf, buyers paid a median of 6,487 euros per square metre of living space in 2025, from 54 notarised sales with a range of 4,129 to 9,417 euros. In 2024 it was 5,551 euros from 39 sales, and across Berlin 4,366 euros in 2025 (Berlin Valuation Committee (Gutachterausschuss), Property Market Report 2025/2026, p. 50). These are prices actually paid, not asking prices. For your house, the plot, year of construction and condition are what count, so we calculate it individually.

How high is the standard land value (Bodenrichtwert) in Zehlendorf?

The 15 residential zones in the Zehlendorf neighbourhood range between €510 and €1,500 per square metre of plot area. In the zones where only low-density building is permitted (floor area ratio up to 0.4), the median value is €950. Source: BORIS Berlin, reference date 01/01/2026, our own allocation to the neighbourhood. The standard land value (Bodenrichtwert) applies to undeveloped land. The house is added in the valuation.

Are Schlachtensee and Nikolassee part of Zehlendorf?

No. Both are separate neighbourhoods in the Steglitz-Zehlendorf district, Schlachtensee since the announcement in the Official Gazette (Amtsblatt) of 11/12/2020. The district also includes Wannsee, Dahlem, Lichterfelde, Steglitz and Lankwitz. The boundary matters little for the price. What matters is the zone your plot is in, and that can vary considerably within a neighbourhood.

What has the biggest influence on the price of a villa in Zehlendorf?

The plot, what may be built on it and the condition. With large plots, more of the value is often in the land than in the building. For houses from the 1950s to the 1970s, poor insulation pushes the price down considerably. A reliable value only comes from comparison with actual sales of similar houses.

I have inherited the house. What needs to be clarified before the sale?

First, the ownership, i.e. who the heir is and how this can be proven. If there are several heirs, a clarified line of succession and an agreed approach are prerequisites for a swift sale. Tax questions are a matter for a tax adviser. Our guide on inherited property describes the individual steps, and we carry out the valuation free of charge.

Who pays the agent's commission when a detached house is sold?

If a private individual buys, both sides share the commission (§§ 656b to 656d BGB, German Civil Code). If both have engaged the agent, they pay the same amount. If only the seller has engaged the agent, the buyer pays at most the same amount, and only after the seller has paid. This applies to flats and detached houses, however high the price.

How many houses are currently being sold in Berlin?

In the first half of 2026 there were 1,185 detached and two-family houses, 5 per cent fewer than in the first half of 2025. The median price level remained unchanged. The figures are provisional and come from the purchase contracts submitted to the Berlin Valuation Committee for Property Values (Gutachterausschuss) by mid-August (published on 03/09/2026). This release contains no separate figure for Zehlendorf.

Is the standard land value the same as the value of my house?

No. The standard land value applies to one square metre of undeveloped land across an entire zone. The market value under Section 194 of the Federal Building Code (BauGB) is the price that could be achieved for the whole house with its plot on the valuation date in the ordinary course of business. Our free appraisal draws on both figures and on sales in the surrounding area. It does not replace a formal valuation for a court or tax office.

Do I need an energy performance certificate before the listing goes live?

If an energy performance certificate exists when the listing appears, its details must be included in the listing (§ 87(1) GModG). At the latest at the viewing, the certificate must be shown to the prospective buyer (§ 80(4) GModG). If it is still missing, we arrange for it to be issued together with you before the first appointment.

Does the initial appraisal of my house cost anything?

No. The initial appraisal via the form and the more detailed appraisal after the viewing are free of charge and not tied to any instruction. Commission only becomes payable if you instruct us to sell and a purchase contract is concluded.
