Market situation in Falkensee
What houses in Falkensee have recently sold for.
All figures come from the valuation committee for the Havelland district (Gutachterausschuss für Grundstückswerte im Landkreis Havelland), from the property market report (Grundstücksmarktbericht) 2025 and the information on standard land values 2026. They are based on purchase contracts, not on asking prices from listings. For house prices by year of construction, the committee reports Falkensee and Dallgow-Döberitz together.
| Year of construction | Sales 2025 | Average living space | Average price per m² of living space | Average purchase price 2025 | Average purchase price 2024 |
|---|---|---|---|---|---|
| up to 1948 | 39 | 120 m² | 4,608 EUR/m² | €462,000 | €485,000 |
| 1949 to 1990 | 4 | 70 m² | 5,457 EUR/m² | €425,000 | €435,000 |
| 1991 to 2022 | 50 | 141 m² | 4,680 EUR/m² | €638,000 | €599,000 |
The prices include house and plot. The row 1949 to 1990 is based on only 4 sales, and for new builds from 2023 onwards there was only 1 sale in 2025. For the more recent houses, the average purchase price rose compared with 2024; for houses built up to 1948, it fell. Terraced and semi-detached houses built from 1991 to 2022 cost an average of €405,000 or €3,560 per square metre in Falkensee and Dallgow-Döberitz in 2025, from 26 sales (p. 73).

Falkensee as a market for houses
Falkensee is a town in the Havelland district (Landkreis) with 46,210 inhabitants (as of 30 November 2025). It lies on the settlement axis that runs from Berlin-Spandau via Falkensee to Nauen. The valuation committee for the Havelland district (Gutachterausschuss) counts Falkensee, together with Brieselang, Dallgow-Döberitz, Schönwalde-Glien and Wustermark, as part of the Berliner Umland region (the area around Berlin) and analyses this region separately from western Havelland.
In 2025, Falkensee accounted for around a third of the money paid in the district (Landkreis) for building land ready for development (p. 20). Of the 330 house sales from which the valuation committee for the Havelland district (Gutachterausschuss) derived the market adjustment factors (Sachwertfaktoren) for the area around Berlin, 157 were in Falkensee (p. 61).
How prices around Falkensee have developed
For resale detached one- and two-family houses, the valuation committee for the Havelland district (Gutachterausschuss) tracks prices per square metre of living space as half-year averages. Falkensee forms one evaluation area here together with Dallgow-Döberitz, Schönwalde-Glien without the Glien villages, and the Elstal neighbourhood of the municipality of Wustermark (p. 58).
| Half-year | Sales | Half-year average |
|---|---|---|
| H1 2021 | 76 | 4,532 EUR/m² |
| H1 2022 | 50 | 5,213 EUR/m² |
| H2 2023 | 45 | 4,392 EUR/m² |
| H2 2024 | 79 | 4,479 EUR/m² |
| H1 2025 | 53 | 4,627 EUR/m² |
| H2 2025 | 55 | 4,564 EUR/m² |
The peak was reached in the first half of 2022, at €5,213 per square metre. In the second half of 2025 the figure was €4,564, around 12 per cent less and roughly the same as in the first half of 2021. Since 2024, the half-year averages have ranged between €4,479 and €4,627. The half-year averages are not comparison factors (Vergleichsfaktoren) as defined in the Real Estate Valuation Ordinance (p. 60); they show the direction, not the value of an individual house.
Building land and standard land value in Falkensee
In 2025, buyers in Falkensee paid a median of €408 per square metre for building land for one- and two-family houses, and an average of €397; the range was €268 to €559. The figures are based on 49 sales, all free of development charges; in the previous year there were 39 sales with a median of €407. The median plot size was 812 square metres (p. 29).
The valuation committee for the Havelland district (Gutachterausschuss) adopted the standard land values (Bodenrichtwerte) as of 1 January 2026 on 28 January 2026: around 850 values for the district (Landkreis). For residential building land in Falkensee, Dallgow-Döberitz, Brieselang, Schönwalde-Glien and Wustermark, most of them fell, by around 6 per cent. In selected areas of detached houses in eastern Havelland, the standard land values for building land ready for development are €260 to €500 per square metre, and €750 for waterfront residential plots in Falkensee. In central locations and areas of multi-family buildings in Falkensee, the range extends up to €1,100 per square metre.
A standard land value (Bodenrichtwert) is not a purchase price for a specific plot but an average location value for the land in a zone. In Brandenburg, it is determined every year as of 1 January and made available free of charge in BORIS Land Brandenburg, where you can view it and download it as a PDF. Our guide Standard land value in Berlin explains how to read a standard land value; the method is the same, but the values for Falkensee are only in BORIS Brandenburg.
Market adjustment factor (Sachwertfaktor) in the Havelland's region around Berlin (Berliner Umland)
For owner-occupied houses, valuations often work with the cost value (Sachwert): the buildings at construction cost less age-related depreciation, plus the land value. The market adjustment factor (Sachwertfaktor) brings the result into line with what buyers actually pay. In the Havelland's region around Berlin (Berliner Umland), it averaged 0.93 for one- and two-family houses, with a median of 0.91 and a range of 0.60 to 1.32 (330 sales from 2024 and 2025, p. 62). A factor below 1 means that buyers paid less than the calculated cost value.
The individual sales vary widely; the influencing factors explain only a small part of the differences (coefficient of determination R² = 0.24). Above all, plot area, living space and year of construction have an effect. In the table of the valuation committee for the Havelland district (Gutachterausschuss), the factor falls as the plot area increases:
| Plot area | Market adjustment factor |
|---|---|
| 400 m² | 1.05 |
| 600 m² | 0.97 |
| 800 m² | 0.91 |
| 1,000 m² | 0.86 |
| 1,200 m² | 0.83 |
| 1,600 m² | 0.77 |
For older houses, the report applies adjustment factors, for example 1.10 for houses built in 1940 and 1.06 for houses built in 1960. The valuation committee (Gutachterausschuss) analysed owner-occupied houses that were not let; it did not examine whether a plot can legally be divided (p. 61). A plot that can be divided therefore needs to be considered separately. In our initial assessment, we show the land value and the building value separately. How a property valuation works with us.
The Zentrum redevelopment area
Falkensee has the ‘Zentrum’ redevelopment area (Sanierungsgebiet), which is being carried out under the comprehensive procedure (p. 17). If your house is in it, the purchase contract requires the written approval of the town (§ 144 para. 2 BauGB, Federal Building Code), and a redevelopment note (Sanierungsvermerk) is recorded in the land register (§ 143 para. 2 BauGB). Owners pay the town a compensation amount (Ausgleichsbetrag) for the increase in land value resulting from the redevelopment (§ 154 BauGB). Ask the town before the sale whether it has already been set or paid. The valuation committee (Gutachterausschuss) has determined its own special standard land values for the redevelopment area; you can ask for them at the town or at the valuation committee's office.
Documents for selling a house in Falkensee
Buyers, banks and notaries almost always ask for the same papers. For Falkensee, the offices responsible are mainly in Nauen:
- Land register extract, as current as possible: from the land registry of the Nauen local court (Amtsgericht). For Falkensee, three departments share the land register folios; which one is responsible depends on the last two digits of the folio number. A simple printout costs €10, an official one €20 (GNotKG schedule of costs).
- Cadastral map (Flurkarte), i.e. the extract from the real estate cadastre (Liegenschaftskataster): from the cadastral and surveying office of the Havelland district (Landkreis) in Nauen. The real estate cadastre is the official register of plots within the meaning of the Land Register Code (Grundbuchordnung).
- Information from the register of building encumbrances (Baulastenverzeichnis): from the building regulation office (Bauordnungsamt) of the Havelland district, for Falkensee its Nauen office (§ 84 BbgBO, Brandenburg Building Code). You can check in advance, free of charge, in the district's Geobürgerportal whether a building encumbrance (Baulast) is registered; however, the data there is not updated daily. An extract costs €50 to €200 per plot, and processing currently takes at least a month.
- Standard land value certificate (Bodenrichtwertauskunft) from BORIS Land Brandenburg, available free of charge as a PDF.
- Building permit, approved plans and inspections, where available; plus floor plans and a living space calculation stating the method used.
- Energy performance certificate: present it at the viewing at the latest and hand it over after the purchase contract (§ 80 para. 4 GModG, Building Modernisation Act). If it already exists when an advert appears, its mandatory details belong in the advert (§ 87 GModG). Details in the guide Energy performance certificate and mandatory information.
- If the house is in the Zentrum redevelopment area: information from the town of Falkensee on whether a compensation amount (Ausgleichsbetrag) has been set or already paid.
- Property tax assessment and proof of modernisation work, for example showing the year the heating or roof was installed.
- If the house is let: all tenancy agreements with addenda and proof of the deposit.
Start with the building encumbrance information and the building documents, because they take longest. Obtain the land register extract and the cadastral map last so that they are still current at the notary appointment. With your written power of attorney, your estate agent can also request documents for you.
Agent's commission and real estate transfer tax in Brandenburg
If you sell a single-family house to a private individual, the agent's commission is split (§ 656c, § 656d BGB); these rules are in the German Civil Code and therefore apply in Falkensee just as they do in Berlin. The split does not apply to multi-family buildings and plots, and the amount itself is not laid down in any law. The guide Agent's commission shows what this means in figures.
For plots in Brandenburg, the real estate transfer tax (Grunderwerbsteuer) is 6.5 per cent, applicable to acquisitions from 1 July 2015 (Act on Setting the Tax Rate for Real Estate Transfer Tax). On a purchase, it is assessed on the purchase price (§ 8, § 9 GrEStG, Real Estate Transfer Tax Act); as a rule, both parties to the contract are liable for the tax (§ 13 GrEStG). Clarify tax questions relating to the sale with a tax adviser.

Frequently asked questions
Sell your house in Falkensee: frequently asked questions.
Answers as of: 10 October 2026
What does a house in Falkensee cost?
The valuation committee for the Havelland district (Gutachterausschuss für Grundstückswerte im Landkreis Havelland) reports Falkensee together with Dallgow-Döberitz. There, detached one- and two-family houses built up to 1948 cost an average of €462,000 or €4,608 per square metre of living space in 2025, and houses built from 1991 to 2022 an average of €638,000 or €4,680 per square metre (property market report, Grundstücksmarktbericht 2025). For your house, the plot and the condition matter most; the initial assessment with the calculation shown is free of charge with us.
What is a building plot in Falkensee worth?
In 2025, 49 plots for one- and two-family houses were sold in Falkensee, free of development charges, at a median of €408 per square metre; the median plot size was 812 square metres. As of 1 January 2026, most standard land values (Bodenrichtwerte) for residential building land in Falkensee and the neighbouring municipalities fell by about 6 per cent; for residential waterfront plots in Falkensee, the valuation committee for the Havelland district (Gutachterausschuss) gives €750 per square metre. BORIS Land Brandenburg shows the value for your zone.
Does a large plot in Falkensee count in full towards the house price?
According to the tables of the valuation committee for the Havelland district (Gutachterausschuss), not to the same extent as its area. In the cost approach (Sachwertverfahren), the market adjustment factor (Sachwertfaktor) adjusts the calculated value to the market, and in the Havelland's region around Berlin (Berliner Umland) it falls as plot size increases: for a house with 125 square metres of living space built in 2000, the committee gives 1.05 for a plot of 400 square metres, 0.91 for 800 and 0.83 for 1,200 square metres. The committee did not examine whether a plot can be divided; that belongs in an individual valuation.
Do I need an estate agent from Falkensee?
It is not required, and you do not have to engage an agent at all to sell. If you do instruct one, their price assessment should be based on the data for Falkensee: the property market report (Grundstücksmarktbericht) of the valuation committee for the Havelland district (Gutachterausschuss) and the standard land values (Bodenrichtwerte) in BORIS Brandenburg. We value houses in the area around Berlin by the same standards as in Berlin, with a price range and the calculation, in person on Kurfürstendamm or at your home.
Who pays the real estate transfer tax (Grunderwerbsteuer) when a house is sold in Falkensee, and how high is it?
In Brandenburg, it is 6.5 per cent for acquisitions from 1 July 2015, assessed on the purchase price in the case of a purchase (§ 8, § 9 GrEStG, Real Estate Transfer Tax Act). Under § 13 GrEStG, as a rule both parties to the contract are liable for the tax, i.e. buyer and seller. Discuss with the notary how this is dealt with in the purchase contract; tax questions are a matter for a tax adviser.
Where do I get a land register extract and building encumbrance information for Falkensee?
The land register (Grundbuch) for Falkensee is kept by the land registry at Nauen local court (Amtsgericht); which department is responsible depends on the last two digits of the folio number. The register of building encumbrances (Baulastenverzeichnis) is kept by the building regulation office (Bauordnungsamt) of the Havelland district (Landkreis), for Falkensee its Nauen branch. You can check in advance, free of charge, in the district's Geobürgerportal whether a building encumbrance is registered; an extract costs €50 to €200 per plot and currently takes at least a month.
