Buying property in Oranienburg

In 2025, building land for a single-family house in Oranienburg cost an average of €272 per square metre, and a detached house built 2010 or later cost an average of €4,726 per square metre of living space. That is what the 2025 property market report of the Oberhavel valuation committee says; on top of that, 6.5% real estate transfer tax applies when you buy.

Oranienburg is the district town of Oberhavel and the terminus of the S1 north of Berlin. Before building, there is a question here that is rarely asked elsewhere: whether the plot has already been searched for unexploded ordnance.

Location: district town in the Oberhavel district

Oranienburg lies on the Havel, just north of the Berlin city boundary, and is the district town of Oberhavel. Besides the core town, it includes neighbourhoods such as Lehnitz, Sachsenhausen, Germendorf, Friedrichsthal, Schmachtenhagen, Malz, Wensickendorf and Zehlendorf. Oranienburg is the largest submarket in the district: around 23% of all analysed plot purchases in the district took place here in 2025.

Proximity to the railway is decisive for prices. The valuation committee describes the same pattern for the whole district: the highest plot prices are paid right at the edge of the city and along the S-Bahn lines, because quick access to Berlin is the most important criterion for many buyers. Within Oranienburg, that means a house within walking distance of the station is priced differently from one in a village neighbourhood.

Connections: S1, regional train, motorway

The S1 connects Oranienburg with Berlin without changing, every 20 minutes according to the valuation committee. You get to central Berlin faster by regional express on the long-distance line that runs from Berlin to Rostock and Stralsund. Oranienburg is also a stop on an intercity line between Rostock and Dresden, which runs every two hours. You reach Potsdam by regional train via Hennigsdorf, and there are hourly services to BER airport with a journey time of around an hour.

By car, the A111 leads from the Oranienburg junction to Berlin. The B96 runs north to south through the district, and the bypass of the district town is complete. How long you actually spend travelling depends on where in Berlin you work and how far your house is from the station. Drive the route once at rush hour before you buy. From neighbourhoods such as Schmachtenhagen or Wensickendorf you usually need a car, bike or bus to get to the S-Bahn.

Prices: what the Oberhavel valuation committee reports

The figures come from the 2025 property market report of the valuation committee for land values in the Oberhavel district, published on 18 May 2026. It analyses purchase contracts from 2025 received by 15 February 2026. These are prices actually paid, not asking prices.

Source: 2025 property market report, table 2 (city of Oranienburg including neighbourhoods) and table 11 (Oranienburg region, 112 transactions across all years of construction). Prices per square metre of living space include the land value share.

A house built 2010 or later with 126 square metres of living space comes to around €595,000 at the average value (126 × €4,726). If you build yourself, a plot of average size costs a good €210,000, and you bear the construction costs on top.

On trends, the valuation committee writes that land prices in some of the more expensive locations in the Berlin surrounding area fell further in 2025. At the same time, buyers are moving to more affordable locations, including village neighbourhoods of the district town, where more was paid on average than the year before. The standard land values (Bodenrichtwerte) as at 1 January 2026 have been available free of charge in BORIS Brandenburg since 5 March 2026.

Unexploded ordnance: what buyers in Oranienburg should know

During the Second World War, Oranienburg was a target of heavy air raids because of its industry. The city speaks of around 10,500 large bombs, which fell mainly on the Auer works. Some of them did not detonate, and many of these unexploded bombs have chemical long-delay fuses. From 1990 to 2018, more than 200 unexploded bombs were defused in Oranienburg.

The city therefore searches systematically and names the plots that are to be searched. If a bomb is found, a cordon and evacuation follow; the city publishes upcoming defusals on its website.

What matters to buyers is the status of the individual plot. Ask the seller whether the plot has already been searched and whether a certificate of clearance from unexploded ordnance (Kampfmittelfreiheitsbescheinigung) exists. If it is missing and you want to build, extend or dig deep, owners, according to the city's guidance, either contact the Brandenburg state ordnance disposal service or hire an ordnance recovery firm themselves. You pay for a private search yourself. Allow time and money for it, and settle in the purchase contract what applies if something is found during the search.

A suspicion does not make a plot unsellable. But it can delay construction and is one of the questions that should be answered in writing before the notary appointment. The city provides information on its page Ordnance search, which also explains how to behave if something is found.

Older houses: what to look out for

Not every house in Oranienburg is new. The valuation committee also reports older years of construction: detached houses built up to 1948 sold in 2025 for an average of €2,726 per square metre of living space, and houses built between 1949 and 1990 for €3,058. The gap to new build is therefore large, and it mostly reflects the work still to come after the purchase.

For a house from before the war or from the GDR years, it is worth taking a look at the roof, cellar, windows and pipes, ideally with a building surveyor. Ask when the heating was installed and ask to see the energy performance certificate. If the house stands on a large plot, check in the development plan or with the building authority whether a second house would later be permitted there, because that changes the value considerably. And think about the soil: the lower soil protection authority of the Oberhavel district can tell you whether a site is recorded as suspected contaminated land.

Do not estimate renovation costs roughly. A quote from a tradesman or a cost estimate before the notary appointment helps in negotiations and with the bank, which usually finances the loan for the purchase price and modernisation in a single mortgage.

New builds and urban development

New houses in Oranienburg are mainly built in newly planned residential areas. In 2025, according to the valuation committee, such plots were marketed mainly in municipalities in the wider metropolitan region, in Oberkrämer and in Oranienburg. In a new development area, the development plan, utility connections and clearance of unexploded ordnance should be settled. Ask for the evidence anyway before you sign.

If you buy a flat or a terraced house from a developer, you pay in instalments according to construction progress; the guide Buying a new build explains what the developer contract should contain. If you buy a plot and build with a house provider, keep an eye on the real estate transfer tax on the construction costs if the two are linked (guide Buying a plot).

Economically, Oranienburg forms one of 15 regional growth centres with Hennigsdorf and Velten, which the state of Brandenburg supports specifically. The district town itself is home mainly to public administration and healthcare. That keeps jobs local, so some buyers do not commute to Berlin at all.

Transfer tax and additional costs

Oranienburg is in Brandenburg, and the tax rate is 6.5%. A worked example with a house at €500,000:

Worked example of additional purchase costs for a €500,000 house in Oranienburg, bought through an agent
ItemCalculationAmount
Purchase price€500,000
Real estate transfer tax€500,000 × 6.5%€32,500
Notary and land registry, around 1.8%€500,000 × 1.8%€9,000
Agent's commission, your half, 3.57%€500,000 × 3.57%€17,850
Total additional costs€59,350
as a percentage of the purchase priceAdditional costs ÷ purchase price11.9%

Example, rounded. Notary and land register costs are typical values between 1.5 and 2.0 per cent. The agent's commission of 3.57 per cent is the buyer's share customary in Berlin; around Berlin it can differ, and the brochure is what counts.

The bank does not usually finance the almost €60,000 as well. Use the tool further up to roughly check whether a €500,000 house fits your income; the guide Mortgage financing describes the route to financing. What else to check when buying a house in the surrounding area, from utility connections to heating, is in the guide Buying a house in the Berlin surrounding area.
