What is the difference between the standard land value (Bodenrichtwert) and the actual sale price of my flat?
The standard land value (Bodenrichtwert) is the official price for the bare land in a zone. It does not include the building or its condition. It therefore only gives a rough indication.
How is the value of my property determined?
In accordance with the Immobilienwertermittlungsverordnung (ImmoWertV, Real Estate Valuation Ordinance). For owner-occupied flats, what counts is what comparable flats have recently sold for. For let multi-family buildings, what counts is the rent the building brings in. For one- and two-family houses lived in by their owners and without comparable sales, what counts is what the building would cost today, less an allowance for age and wear, plus the value of the plot.

The whole district: Charlottenburg, Wilmersdorf, Schmargendorf, Grunewald, Westend and Halensee.
How often are the market figures on this page updated?
Market observation usually every three months. The IBB Housing Market Report once a year; it shows asking prices. The official standard land values (Bodenrichtwerte) once a year, as of 1 January. Every figure shows its date.
How reliable are the figures for individual neighbourhoods such as Grunewald or Westend?
BORIS and IBB usually only provide values for the district as a whole. Figures for individual neighbourhoods come partly from market observation or from services that collect listings. Such figures should be read with more caution.
