The neighbourhood stretches from Kurfürstendamm via the period buildings with original features around Savignyplatz and Kantstraße to the quiet Klausenerplatz and towards Halensee. Do I get a single figure or a range?
A range, together with the comparable cases it is based on. In period buildings, the floor, layout and side of the street move the price more than the neighbourhood's average price per square metre. Both are free of charge and without obligation.
Do buyer and seller also share the commission for a let flat?
That depends on who buys. The split applies if a private individual buys (§§ 656a et seq. BGB, German Civil Code). If the let flat goes to a company that buys it as an investment, the split does not apply.
What does a sale without a public listing mean?
Your flat is first offered quietly to registered, vetted prospective buyers instead of going straight into a public listing. That protects your privacy. For expensive flats, it is often the quicker route to a good price.
What is the difference between the asking price and the price actually achieved?
The asking price is the basis for negotiation, not the final price. In Charlottenburg, the notarised price and the asking price are currently around 7% apart (Guthmann Market Intelligence, market observation, as of July/June 2026).
What documents do I need for a period flat in Charlottenburg?
A land register extract (Grundbuchauszug), the energy performance certificate, the floor plan with the living space calculation, the declaration of division (Teilungserklärung) setting out how the building is divided, and the minutes of the last three owners' meetings. In period buildings, the minutes matter most, because they contain the resolutions on pipes, roof and façade.
