Sell your house in Grunewald

The location in detail: Grunewald

Grunewald borders the forest of the same name, south-west of Charlottenburg. The streets around Königsallee, Hagenstraße and Grunewaldsee are among the most expensive residential locations in Berlin, with large plots and plenty of privacy. Houses and villas dominate. People who buy here rarely come via a property portal, but through personal contacts.

A listing with address and photos rarely protects the privacy of a villa. That is why a house here usually goes, without any listing, to prospective buyers who are registered with us and whose ability to pay we have checked. When it comes to selling a house in Zehlendorf, we also approach registered prospective buyers first, where it suits the house.

Market situation in Grunewald

What your house is worth.

A small, specialised market; the values come from several sources and are shown separately for houses and owner-occupied flats.

As of June/July 2026. For houses and villas, the Engel & Völkers asking price is the most reliable figure available; it is one estate agency's market observation, not official. We do not quote a researched sale price for owner-occupied flats of around €4,800/m² as the Grunewald price, because it is probably based on only a few sales. The standard land value (Bodenrichtwert) states what the bare land is worth, not the house on it. Sources on request.

Why BBI in Grunewald

Here, discretion is not an option but the rule.

Villas and large plots need a different route from an owner-occupied flat in Charlottenburg. Instead of a public listing, we approach vetted, registered prospective buyers. Instead of open viewing days, there are individual appointments.

We have been working in Berlin for around 30 years, today from our office on Kurfürstendamm, including with wealthy buyers who expect this discretion.

Frequently asked questions

Sell your house in Grunewald: frequently asked questions.

Answers as of 20 September 2026

What makes Grunewald special as a residential location?

In Grunewald, building land for villas and detached houses is the most expensive in the district. According to the Berlin valuation committee (Gutachterausschuss), the land value reaches up to around €2,700/m² (reference date 01/01/2026).

How much is a house in Grunewald worth?

In June 2026, houses and villas were offered at around €8,254/m² (Engel & Völkers). The value of your property depends heavily on location, plot size and condition.

Do I have to advertise my house in Grunewald publicly?

Not necessarily. For well-known addresses, or if you want discretion, we usually only approach registered, vetted prospective buyers here, without any listing.

In the case of an inheritance, do I first have to clarify the ownership?

Yes. If there are several heirs, it must be clear who owns what, and everyone must agree. Otherwise the sale drags on. Tax questions are a matter for a tax adviser.

Do buyer and seller also share the commission when the price runs into millions?

Yes. What matters is the type of house and whether a private individual is buying, not the price (§§ 656a ff. BGB, German Civil Code). For a villa in Grunewald, buyer and seller share the commission just as they would for a terraced house.
