Prices paid for detached houses in Kleinmachnow in 2025

For Kleinmachnow, the property market report (Grundstücksmarktbericht) shows detached houses in four groups by year of construction and condition (Table 41). The number of sales per group is small, and the range is correspondingly wide. Plots of 150 to 2,500 square metres are included.

For comparison: in the district's structural area ‘Berliner Umland’ (area around Berlin), which includes six other municipalities besides Kleinmachnow and Teltow, detached one- and two-family houses cost an average of €4,766 per square metre of living space in 2025, 8.6 per cent more than in 2024, based on 250 sales (Table 33). All four Kleinmachnow groups were above this. For semi-detached houses, the report gives €5,050 per square metre for houses built up to 1948 with a medium level of modernisation, from 3 sales, and €4,004 for houses built from 2001 to 2010, from 4 sales (Table 51).

An average does not describe any individual house. For houses built from 1991 to 2000, the average living space was 263 square metres; for the older houses it was 124 and 144. That is why the average purchase prices, at €711,045 and €1,617,000, were far apart, while the prices per square metre, at €5,934 and €6,087, were close together. For your house, the plot and the condition matter most, which is why we calculate it individually.

Standard land values in Kleinmachnow

For Kleinmachnow, the valuation committee (Gutachterausschuss) has defined seven standard land value zones in the built-up area (Innenbereich) and one in the outer area (Außenbereich). Together, the two zones Kleinmachnow Ost and West cover around four fifths of the area of all residential and mixed zones in the municipality.

These values are unchanged from 1 January 2025. A standard land value applies to an undeveloped plot with the typical features of the zone; if your plot differs, for example in servicing (Erschließung), shape or the extent of development, its value will, as a rule, also differ. Standard land values are not binding, and no claims against the building authority can be derived from them (property market report, section 10.1).

A calculation with averages shows how much weight the plot carries: 790 square metres, the average plot size of the houses built up to 1948 with minor modernisation, multiplied by €950, give a calculated land value of €750,500. That is more than this group's average purchase price of €711,045. The report does not show whether the houses sold were in zones valued at €950, and size and shape change the land value. So the calculation does not replace a valuation, but it does show why the plot shapes the price of older houses in Kleinmachnow.

How the valuation committee values houses in Kleinmachnow

For owner-occupied houses, the cost approach (Sachwertverfahren) often counts: the construction costs of the buildings less age-related depreciation, plus the land value. Because buyers do not simply pay this calculated value, a market adjustment factor (Sachwertfaktor) adjusts the result to the market.

For detached one- and two-family houses in Kleinmachnow, Stahnsdorf and Teltow with standard land values of €550 to €950 per square metre, the valuation committee (Gutachterausschuss) derived an average factor of 1.06 from 34 sales in 2025 (Table 35). At a provisional cost value of €500,000, it gives 1.10; at €700,000, 1.06; and at €1,000,000, 1.02 (Table 36). So buyers paid somewhat more than the calculated cost value, and for more expensive houses by a smaller margin. The committee itself points out that these factors have little statistical significance and publishes them for reasons of transparency (section 8.1). The Medonstraße zone and the centre (Ortszentrum) have standard land values above the range examined.

The guide Valuation: comparison, income and cost value explains how the comparison, income and cost approaches fit together, using Berlin as an example; the factors for Kleinmachnow are in the district's property market report (Grundstücksmarktbericht).

Market and location in Kleinmachnow

In 2025, the valuation committee (Gutachterausschuss) registered 142 sales in Kleinmachnow: 89 developed plots, 43 flats and commercial units (Wohnungs- und Teileigentum) and only 4 undeveloped building plots (Table 3). Relative to the population, few properties were sold: 8 sales per 1,000 residents, compared with 12 in the district as a whole (Table 2). Building plots rarely change hands in Kleinmachnow; what is sold is mainly property that is already built on.

Kleinmachnow borders the Berlin district of Steglitz-Zehlendorf. Potsdam is around 15 kilometres away and Berlin-Mitte around 20 kilometres (figures from the municipality). The municipality has no railway station of its own; according to the municipality, the S-Bahn stations Mexikoplatz, Nikolassee and Teltow Stadt are nearby, and buses run locally. The page Sell your house in Zehlendorf shows what houses cost on the other side of the state border.

Documents for selling a house in Kleinmachnow

In Brandenburg, most of the papers come from the land registry and the district (Landkreis), not from the municipality:

  • Land register extract: for Kleinmachnow, the land registry at the Potsdam local court (Amtsgericht) is responsible. You apply for the extract there in writing, by post or fax; as a rule, the court does not accept applications by email. A simple printout costs €10, an official one €20 (GNotKG schedule of costs).
  • Cadastral map (Liegenschaftskarte, also called Flurkarte): from the Potsdam-Mittelmark district (Landkreis); a map extract up to DIN A3 costs €26.18. You can view parcels and buildings free of charge in advance in the BrandenburgViewer. The extract does not replace a land register extract.
  • Information from the register of building encumbrances (Baulastenverzeichnis): from the district's lower building supervisory authority (untere Bauaufsichtsbehörde), using the application form. It costs €50 to €200 per plot and takes about four weeks (§ 84 Brandenburg Building Code). A building encumbrance (Baulast) secures, for example, an access route, setback areas or parking spaces.
  • Building file with the building permit and approved plans: also from the district's lower building supervisory authority, visitor address Potsdamer Straße 18a in Teltow. Kleinmachnow does not have its own building authority.
  • Information from the contaminated land register (Altlastenkataster): from the district's lower soil protection authority (untere Bodenschutzbehörde). Owners and persons with a legitimate interest can apply for it; anyone who is not the owner encloses a power of attorney. Simple information is free of charge, and processing usually takes two to four weeks.
  • Standard land value (Bodenrichtwert): in BORIS Land Brandenburg, you can save an official standard land value statement as a PDF yourself, free of charge.
  • Energy performance certificate: present it at the viewing at the latest and hand it over after the purchase contract (§ 80 para. 4 GModG, Building Modernisation Act). If it already exists when an advert appears, its mandatory details belong in the advert (§ 87 GModG). Details in the guide Energy performance certificate and mandatory information.
  • Floor plans, a living space calculation stating the method used, and proof of modernisation work, for example showing the year the heating or roof was installed.

Apply first for what takes longest, i.e. the building encumbrance information and the building file. Obtain the land register extract and the cadastral map last so that they are current at the notary appointment. With your written power of attorney, your estate agent can also request the documents.

Real estate transfer tax and agent's commission

In Brandenburg, the real estate transfer tax (Grunderwerbsteuer) is 6.5 per cent of the purchase price, set in the Act on Setting the Tax Rate for Real Estate Transfer Tax (Gesetz über die Festsetzung des Steuersatzes für die Grunderwerbsteuer) and applicable since 1 July 2015. In Berlin it is 6.0 per cent. With a purchase price of €700,000, a buyer in Kleinmachnow therefore budgets €45,500, and in Berlin €42,000. This matters to you as the seller, because buyers plan with the total costs. What else is payable on a purchase is set out in the guide Additional purchase costs in Berlin; clarify tax questions about your sale with a tax adviser.

When a single-family house is sold to a private individual, the commission is split (§ 656c, § 656d BGB). The rule is in the German Civil Code and applies in Brandenburg as it does in Berlin. The equal split does not apply to multi-family buildings, plots and commercial property. The guide Agent's commission explains how the split works and calculates what you are left with after the commission.
