In the district's structural area Berliner Umland (the area around Berlin), the average for detached one- and two-family houses in 2025 was €4,766 per square metre of living space (Table 33). Teltow houses built from 2001 onwards were above this, older ones below it. Houses built from 1991 to 2000 fetched €4,003 per square metre, less than the period houses built up to 1948, although they are younger; at an average of 155 square metres of living space, however, they were also larger than the period houses (121 and 130 square metres). For comparison with Kleinmachnow: for houses built up to 1948 with minor modernisation, the report gives €4,169 in Teltow and €5,934 per square metre in Kleinmachnow.
Terraced and semi-detached houses in Teltow
For terraced houses, the report shows one group in Teltow: built from 2001 to 2010, 6 sales, an average of €4,630 per square metre of living space, range €3,864 to €5,030 (Table 49). The houses had an average of 120 square metres of living space on 370 square metres of plot; the plots ranged from 247 to 509 square metres. The average price paid was €545,525, from €496,750 to €680,000. Semi-detached houses from the same years of construction reached €4,981 per square metre, from 3 sales (Table 51). Both figures are above the average of €3,827 for terraced and semi-detached houses across the district's entire area around Berlin, which is based on 102 sales and was 7.9 per cent below the previous year (Table 42).
For the cost value (Sachwert), the valuation committee divides terraced and semi-detached houses into two groups by standard land value (Bodenrichtwert), and Teltow appears in both (Table 45). In zones up to €500, which in Teltow means Sigridshorst, Ruhlsdorf and east of the station, the average market adjustment factor (Sachwertfaktor) is 1.38, derived from 29 sales (Table 43); at a provisional cost value of €200,000, the report gives 1.40, and at €400,000, 1.29. In zones from €550, i.e. Mahlower Straße, Iserstraße, Potsdamer Straße and Seehof, the average is 1.34 from 26 sales (Table 44). Here the factor falls markedly as the cost value rises: 1.76 at €300,000, 1.26 at €500,000 and 0.97 at €700,000. Unlike for detached houses, this relationship is statistically clear (coefficient of determination 0.844).
Some terraced and semi-detached houses are legally divided into individually owned units (Wohnungseigentum). The valuation committee analyses them separately (Table 73), and the documents then also include the declaration of division (Teilungserklärung) and the papers of the owners' association.
Standard land values in Teltow
Teltow has eight standard land value zones (Bodenrichtwertzonen) for residential and mixed-use areas in the inner area (Innenbereich) and one in the outer area (Table 7). The three zones at €550 account for around two thirds of their total area.
| Zone | Type of use | Euros per m² as of 01/01/2026 |
|---|---|---|
| Seehof | Residential building area | 700 |
| Mahlower Straße | Residential building area | 550 |
| Iserstraße | Residential building area | 550 |
| Potsdamer Straße | mixed building area | 550 |
| Sigridshorst | Residential building area | 500 |
| Ruhlsdorf, Staedtlersiedlung | Residential building area | 400 |
| East of the station | mixed building area | 380 |
| Ruhlsdorf | Residential building area | 360 |
| Striewitzweg (outer area) | mixed building area | 280 |
The same values applied as of 1 January 2025. The standard land value (Bodenrichtwert) is an average for an undeveloped plot with typical features; your plot may be above or below it because of site servicing (Erschließung), shape or existing buildings, and the value is not binding (property market report, section 10.1). For the zone your house is in, you can obtain an official statement as a PDF from BORIS Land Brandenburg, free of charge.

Documents for selling a house in Teltow: issuing office, costs, processing time
Apart from the land register extract, the official documents come from the district (Landkreis) of Potsdam-Mittelmark; the town does not have its own building authority. The district's building authority does, however, have its visitor address in Teltow.
| Document | Office | Costs and processing time |
|---|---|---|
| Land register extract | Land registry at the Potsdam local court (Amtsgericht); written application by post or fax | Simple printout €10, official printout €20 (GNotKG schedule of costs) |
| Cadastral map (Liegenschaftskarte, Flurkarte) | District (Landkreis) of Potsdam-Mittelmark; view it free of charge beforehand in the BrandenburgViewer | Map extract up to DIN A3: €26.18 |
| Information from the register of building encumbrances | Lower building authority of the district (untere Bauaufsichtsbehörde), visitor address Potsdamer Straße 18a, Teltow | €50 to €200 per plot, about four weeks |
| Building file with building permit and plans | Lower building authority of the district | Clarify the scope with the authority in advance |
| Information from the contaminated land register (Altlastenkataster) | Lower soil protection authority of the district; non-owners need a power of attorney | Simple information free of charge, usually two to four weeks |
| Standard land value statement | BORIS Land Brandenburg; save it yourself as a PDF | Free of charge |
| Energy performance certificate | From the owner; present it at the viewing at the latest (§ 80 para. 4 GModG, Building Modernisation Act) | Depends on the issuer |
| Declaration of division (Teilungserklärung) and documents of the owners' association | Only if the terraced or semi-detached house is divided into individually owned units (Wohnungseigentum); from the property manager | Depends on the property manager |
As a rule, the local court (Amtsgericht) does not accept applications by email, so send your application for the land register extract by post or fax. If the energy performance certificate already exists when an advert appears, its mandatory details belong in the advert; more on this in the guide Energy performance certificate and mandatory information. With your written power of attorney, we request the documents for you, starting with the building encumbrance information because it takes longest.
Real estate transfer tax and agent's commission
For a house in Teltow, real estate transfer tax (Grunderwerbsteuer) is 6.5 per cent; this rate has applied in Brandenburg since 1 July 2015. In Berlin it is 6.0 per cent. A buyer paying €550,000 can expect €35,750 in real estate transfer tax in Teltow; in Berlin it would be €33,000. The guide Additional purchase costs in Berlin explains the other additional purchase costs; personal tax questions are a matter for a tax adviser.
If you sell a house (Einfamilienhaus) to a private individual, the commission is split (§ 656c, § 656d BGB, German Civil Code); this is federal law and applies in Teltow just as in Berlin. The equal split of the commission does not apply to multi-family buildings, plots and commercial property. The guide Agent's commission calculates what you are left with after the commission.
