What is a flat in Steglitz worth, and how does the sale work?
At the notary, buyers paid a median of 4,390 euros per square metre of living space for owner-occupied flats in the former borough of Steglitz in 2025, from 712 sales with a range of 2,435 to 6,428 euros (Berlin Valuation Committee (Gutachterausschuss), Property Market Report 2025/2026, p. 61). Across Berlin it was 5,017 euros. Where your flat lies within this range depends on the year of construction, condition, floor and letting status. Steglitz is one of eight localities in the district of Steglitz-Zehlendorf and lies in the north-east of the district, around Schloßstraße. Lankwitz and Lichterfelde border it and are localities in their own right. Most housing here is in apartment buildings, which is why in Steglitz it is mostly individual owner-occupied flats that change hands, and houses less often.
What counts for the price is less the locality boundary than the building itself: year of construction, condition of the heating and windows, the reserve of the owners' association and whether a tenant lives in the flat. Two flats in the same block can therefore be far apart in value.

The first three figures come from purchase contracts concluded before a notary and analysed by the Berlin Valuation Committee (Gutachterausschuss). The fourth is based on listings and is therefore labelled separately.

The former borough of Steglitz is the district that was independent until 2001, comprising today's localities of Steglitz, Lichterfelde and Lankwitz. The report does not give a figure for the locality of Steglitz alone. The medians were determined after removing outliers; the type, year of construction and condition of your flat shift the value more than the district boundary does.

Who buys the flat.
If the flat is vacant, two groups come into question: buyers who will move in themselves, and investors. If it is let, most buyers work with the rent that is coming in today. The tenancy agreement passes to the buyer with the sale (§ 566 BGB).
If the flat was converted into owner-occupied property only after the tenant moved in, the tenant may buy it on the same terms (§ 577 BGB). We clarify this before the first listing, because it can extend the timetable.

A buyer who is taking out a mortgage needs these papers for their bank. If they are available before the first viewing, renegotiations shortly before the notary appointment are less likely.

What is my flat in Steglitz worth?

Why do portal prices for Steglitz differ from the Valuation Committee figures?
Portals mostly show asking prices from listings. The Berlin Valuation Committee (Gutachterausschuss) analyses purchase contracts concluded before a notary, that is, what was actually paid. Its figures come later, but they are more reliable. Area also plays a part: the former borough of Steglitz also includes Lichterfelde and Lankwitz, whereas a portal figure often covers only individual streets.
How many annual rents does a buyer pay for a let flat in Steglitz?

May I sell my let flat?
Yes, without the tenant's consent. The buyer takes over the tenancy agreement (§ 566 BGB). If the flat was converted into owner-occupied property only after the tenant moved in and you sell to a third party, the tenant may buy it themselves on the same terms (§ 577 BGB). Which documents from the owners' association do I need?
The declaration of division, minutes of the owners' meetings, the collection of resolutions, the budget plan, the latest annual statement and the balance of the maintenance reserve (§ 19(2) no. 4 WEG). The property management company holds most of the papers. Buyers and their banks ask above all about the reserve and about approved renovation works.
Do I need an energy performance certificate before the listing goes live?
If an energy performance certificate exists when the listing appears, its details must be included in the listing (§ 87(1) GModG). At the latest at the viewing, the certificate must be shown to the prospective buyer (§ 80(4) GModG). For an owner-occupied flat, the certificate is usually issued for the whole building and is then held by the property management company.
Who pays the estate agent's commission when a flat is sold?
If a private individual buys, the commission is shared. If both sides instructed the estate agent, they pay equal amounts (§ 656c BGB). If only the seller gave the instruction, the buyer pays at most the same amount, and only after the seller has paid (§ 656d BGB).
Is your appraisal a formal valuation?
No. A formal valuation of market value under Section 194 of the Federal Building Code (BauGB), as required by courts or tax offices, is prepared by certified experts. Our appraisal draws on purchase contracts from the neighbourhood, the condition and the letting status. It helps with the asking price but does not replace evidence for a court or tax office.
Does the initial appraisal of my flat cost anything?
No. You pay neither for the appraisal via the form nor for the more precise one after the appointment in your flat, and it commits you to nothing. It only costs money once you entrust us with the sale and a purchase contract is concluded before the notary; the commission agreed in the brokerage agreement then becomes payable.
