The location in detail: Westend

Westend lies north-west of Charlottenburg, between Grunewald and Spandau. Reichsstraße and Theodor-Heuss-Platz are the main axes; towards Spandauer Damm and Grunewald it gets quieter. The Messe, the ICC and the Olympiastadion also attract buyers who want to let.

The range between a villa plot and a terraced house is wider than in Grunewald. That is why the assessment of the specific house counts, not a neighbourhood figure.

As of June/July 2026. Our research found no reliable house figure for Westend, and we do not estimate one.

The top value of €4,000/m² belongs to a zone on the edge of the neighbourhood where dense building is permitted (floor area ratio 2.5). The other densely built residential areas reach €3,500/m², according to the Berlin valuation committee (Gutachterausschuss), reference date 01/01/2026. The examples above describe the villa and detached house areas, where building is less dense.

Frequently asked questions

Sell your house in Westend: frequently asked questions.

Answers as of 18 September 2026

Is Westend more suited to families or to buyers who want to let?

Westend mixes villas, terraced houses and owner-occupied flats near Messe/ICC and green spaces. In June 2026, owner-occupied flats were offered at around €5,320/m² (Guthmann Market Intelligence).

Why is there no specific price figure for houses in Westend on this page?

Because our research did not produce a reliable, separate neighbourhood figure for houses in Westend. We do not invent a figure; instead, we value your house free of charge after a viewing.

Do I have to be in Berlin in person to sell?

No, a lot can be handled via powers of attorney and digital coordination. A dedicated local contact coordinates viewings, document checks and the notary appointment.

Which documents do I need to sell a house?

Among other things, a current land register extract (Grundbuch), the energy performance certificate, the building specification and proof of the year of construction. For plots, you also need the cadastral map (Flurkarte) from the land surveying office, i.e. the official site plan.

Do buyer and seller also share the commission for a house with a separate annex flat?

As a rule, yes. The split applies to detached houses and owner-occupied flats as soon as a private individual buys (§§ 656a ff. BGB, German Civil Code). An annex flat does not change this. It is different if a company buys the house purely as an investment. We clarify what applies in your case before you instruct us.
