Westend is regarded as Berlin's oldest villa suburb, founded in 1866, two decades before Grunewald. Unlike there, however, it did not stop at villas: in the 1920s and after the war, large areas of multi-family buildings were built. This mix puts the neighbourhood within reach of very different budgets. That clearly sets it apart from Grunewald and Dahlem.
The neighbourhoods in detail
- Reichsstraße and surroundings: The centre of Neu-Westend, with shops for everyday needs, a weekly market and continuous residential buildings from the 1920s. The neighbourhood (Kiez) has a centre of its own, which is rare in villa areas.
- Villa quarter around Ahornallee: The historic core of the suburb, with Gründerzeit villas (late 19th century) on large plots. Prices are highest here.
- Eichkamp: A small-scale estate with gardens on the edge of the Grunewald forest, where neighbours do a lot together. A small market of its own, with few properties on offer each year.
- Olympic site and surroundings: Spacious residential areas around the stadium, with buildings from the 1930s and the post-war period. Comparatively inexpensive for the location.
- Kaiserdamm and Theodor-Heuss-Platz: The neighbourhood's urban edge, with stately rows of buildings along the major arterial road. Lots of traffic, so the floor and orientation matter particularly here.
Transport and connections
In Westend the U2 stops at Theodor-Heuss-Platz, Neu-Westend, Olympia-Stadion and Ruhleben. Without changing, it runs to Zoologischer Garten and on into the eastern city centre. Messe Nord S-Bahn station and the Ringbahn (circle line) add further options. The A100 and the city motorway towards Hamburg are directly accessible.
Green space and open areas
To the south Westend borders the Grunewald forest, to the east lies Lietzenseepark, and the Olympic site itself is a large open space. In the villa areas, the streets are lined with trees throughout. Access to green space is well above the Berlin average.
Buildings and construction periods
Very different buildings stand side by side here in a small area. Gründerzeit villas, 1920s residential complexes planned around light and greenery, massive 1930s buildings around the Olympic site and post-war residential buildings. For buyers this means that the year of construction and heating costs vary greatly within just a few streets.
Who the location suits
In our view, Westend is the most accessible of the western villa areas. Besides houses there are also many flats, and with the U2 you can manage without a car. If you want the peace of Grunewald but have to get into the city centre every day, you will usually find the better compromise here.

What sets Westend apart from Grunewald and Dahlem?
The mix. Westend is regarded as Berlin's oldest villa suburb, founded in 1866 and thus two decades before Grunewald. Unlike there, however, it did not stop at villas: in the 1920s and after the war, extensive areas of multi-storey housing were built. As a result, the neighbourhood is within reach of very different budgets. That clearly sets it apart from the pure villa areas.
How well connected is Westend?
Via the U2, and that is where Westend is ahead of most other villa areas. If you want to live in a villa area without depending on a car, you will find a combination here that is rare in Berlin.
