The location in detail: Lietzensee and Witzleben
Lietzensee has a northern and a southern part, linked by the bridge at Kaiserdamm and lined by one of the most beautiful parks in City West. On Wundtstraße, Herbartstraße and Witzlebenplatz there are period buildings from the Gründerzeit and the 1920s, often with stucco and high ceilings. A genuine view of the lake is rare and is clearly reflected in the price.
Witzleben is a purely residential area: little through traffic, lots of green space, the U2 at Sophie-Charlotte-Platz and Kaiserdamm, the S-Bahn at Messe Nord. Most buyers move in themselves. They are looking for peace and a park, but do not want to live in a villa area such as Grunewald.

Is there a separate price per square metre for Lietzensee?
No, there are no documented statistics for Lietzensee alone. The Charlottenburg neighbourhood serves as a benchmark: around €5,900/m² notarised, around €6,290/m² asking (Guthmann, July/June 2026). In our experience, flats with a genuine view of the lake are above this.
How much more is a flat with a lake view worth?
A genuine view of the lake is rare and is reflected in the price. But nobody can credibly name a flat-rate premium. It depends on what the view looks out on, which floor the flat is on, its layout and its condition. We determine it in the free valuation.
Is Witzleben part of Charlottenburg or a neighbourhood in its own right?
Witzleben and Lietzensee are in the Charlottenburg neighbourhood and are not an official neighbourhood of their own. The name stands for the residential area around Witzlebenplatz, Witzlebenstraße and the lakeshore.
Can I pass the commission on to the buyer?
Only in part. The buyer may take on at most half, and only pays once the seller has demonstrably paid their share (§ 656d BGB, German Civil Code). Passing the entire commission on to a private individual is not possible.
Where does it say whether a share of the garden or a parking space belongs to the flat?
In the declaration of division (Teilungserklärung) with its division plan, i.e. the document that sets out which part of the building belongs to whom. It is not in the land register extract (Grundbuch). Near the park, buyers want to know this before the viewing, because if the garden is yours alone, that noticeably moves the price.
