The location in detail: Halensee
Halensee lies between the southern end of Kurfürstendamm, the lake and Grunewald and, at around one square kilometre, is one of the smallest neighbourhoods in Berlin. Around Rathenauplatz and Katharinenstraße, Gründerzeit period buildings with original features dominate; towards the Stadtring and the S-Bahn station, traffic shapes the location.
Above all, noise determines the price. A period flat in a quiet residential street is valued quite differently from one of the same size on the A100 or by the Ringbahn, even if the year of construction and condition are the same.

Market situation in Halensee
What your flat is worth.
In Halensee, the notarised price (€6,190/m²) and the asking price (€6,370/m²) are close together. The 15 per cent increase on the previous year is based on a small number of sales in this small neighbourhood and should be read with caution as a trend (Guthmann Market Intelligence, market observation, not official). Why BBI in Halensee
A small market in which the street sets the price.
Between a quiet period street near Rathenauplatz and a flat by the Ringbahn, the difference for the same size can quickly be several hundred euros per square metre. We value the address, not the neighbourhood average.
From our office on Kurfürstendamm we can be there in a few minutes, and we know both groups. People who want to move in themselves and want to be close to both the Ku'damm and the forest. And buyers who want to let.

Answers as of 18 September 2026
How much is my flat in Halensee worth at the moment?
In July 2026, owner-occupied flats were notarised at around €6,190/m² (Guthmann Market Intelligence, market observation). Your flat's value depends on the street, noise exposure, year of construction and condition; we determine it free of charge.
Why have prices in Halensee risen so sharply recently?
The rise of around 15 per cent on the previous year is based on a small number of sales in this small neighbourhood and should be read with caution as a trend (Guthmann Market Intelligence). It is not a guaranteed premium for every flat.
How much does being close to the city motorway (Stadtring) affect the price?
Considerably. Flats on the A100 or by the Ringbahn are valued lower because of the noise than comparable ones in quiet side streets near Rathenauplatz, even with the same year of construction.
Do I pay anything if the flat is not sold?
No. Our commission is only due if we sell, and only once the purchase contract is concluded. The initial assessment, obtaining missing documents and the brochure are included.
How do I provide reliable evidence of the noise situation near the Stadtring and the Ringbahn?
With details of the windows and sound insulation, including the year they were installed, and of the flat's position in the building. Buyers in Halensee ask about this first, and documented information carries more weight than any description.
